We are selling our vacation apartment in Friedrichshafen on Lake Constance. It can still be rented out as a vacation apartment or used by yourself.
It is located in a 6-family house on the top floor. However, there are almost no sloping ceilings as there is a large attic above the apartment.
The apartment was completely renovated in 2021 and is in very good condition.

Of course, there are reserves that are transferred with the purchase. The reserves for the property amount to just under 50,000 euros.
The purchase price is made up as follows:
Purchase price for the apartment: 317,000 euros
Car parking space 8,000 euros
Total equipment incl. Miele kitchen and all furniture 20,000 euros (reduces the ancillary purchase costs, other allocation possible)
Total price therefore 345,000 euros.
The apartment is currently rented for a limited period until 03/2025 as a 3-person shared flat for 1,650 euros per month. The tenants can be taken over. From 04/2025, the apartment can then be occupied by the tenants themselves or re-let. There are always enough rental inquiries.
There is no elevator, which has a positive impact on the ancillary costs.
The gas consumption of the apartment is approx. 700 m3 per year, including heating and hot water. An excellent value.

All daily errands can be carried out on foot. The Bodensee-Center is 400m away.
