The building was energetically renovated 4 years ago, with a new heating system and facade insulation. The stairwell was also renovated. Since then, the operating costs have fallen significantly. The windows were replaced at the end of the 90s with double insulating glass and plastic frames.
The apartment is rented to a family of 3 who have been living there for 7 years and pay the rent on time. The current basic rent is 750€/ month. There is also a parking space for 50€/ month. This parking space is independent of the apartment and can be purchased for €5000. The current house charges (ancillary costs) are €243/month, of which around €180 is passed on to the tenant.
The next possible rent increase can take place in 15 months. The WEG currently has no major measures planned for the building. The reserves currently total € 9000, as all measures on the building were paid from the reserves 4 years ago. There are no special levies.
The condition of the apartment is intact and well maintained, the last modernization was in 1998. All doors work. The walls and floors have always been renovated as required.
After 12 years of ownership, we want to sell the apartment.
