38350 Helmstedt – NiedersachsenThis cozy house with a vaulted cellar from the 16th century and a massive stone framework from 1820 is located in the old town of Helmstedt, between numerous listed old buildings. Since that time, it has belonged exclusively to women and is therefore to be returned to women's hands. You (or you) reach it on the north-east side via a slightly elevated two-step entrance, where it lays antique original ceramic tiles at your (your) feet on around 10 square meters. The total living space of around 138 m² is spread over three floors with 5 rooms. Just off the hallway at the front is a room measuring just under 11 m², which is suitable as a bedroom, for example. Like all rooms, this room also has a large window, which in this case faces the street. Directly opposite is a similarly sized room, which can be accessed via the 8 m² fitted kitchen further to the front and can be used as a dining room for cozy hours. The 8 1/2 m long hallway can be closed off with a wooden/glass door and separates the front from the rear living area. Opposite the kitchen entrance is an 8 m² bathroom with bathtub, toilet, washbasin, washing machine and gas heating. There is a large window overlooking the courtyard with a view of the garden. The long hallway ends with an exit to the courtyard and provides access to the small south-west-facing garden and over to a brick building, which is currently used as a workshop and firewood store. There is also a room on either side of the hallway: a 7 m² bathroom with shower cubicle, toilet and washbasin as well as a large window facing the courtyard and an 8 m² room that could be used as a study, for example. From this level, a few steps lead up to a small landing with a large courtyard window and cork parquet flooring, via which the staircase to the light-flooded attic of around 48 m² with sloping ceilings can be reached. Here there is space for relaxation, meditation, yoga exercises or simply to feel good. There is an additional wood-burning stove on a terracotta field, which can make your stay directly under the sky cozy and warm. The house described stands on a 140 m² plot and has provided a comfortable living space for many people over several centuries, has survived both world wars and was last completely renovated 35 years ago, whereby the original design was supplemented and embellished with other natural materials. It is in a well-kept condition and can be occupied again from February 2025. As it has always adapted to the wishes and ideas of its residents over such a long period of time, it is also available to you for any changes.

During the complete renovation 35 years ago, the character of the house was left in its original state and fitted with handmade wooden thermopane windows (double glazing) in every room, a handmade solid wood house and courtyard door with window and a wooden and glass intermediate corridor door. The kitchen now has an Italian terracotta tiled floor, the two bathrooms have also been tiled (neutral white below, anthracite above), and the ceiling of the guest bathroom is clad with wood paneling with built-in spotlights. Goat hair carpeting has been laid in the so-called study and under the roof, the staircase has been fitted with cork parquet flooring and the lower rooms (bedroom and dining room) with wooden floorboards. The ceiling height in the rooms is 3 m almost everywhere, so there is enough air to breathe. A regularly maintained gas central heating system has also been installed. In addition, the attic has been completely converted and fitted with a radiator, five Velux sliding windows and the aforementioned wood-burning stove. A fitted kitchen with fridge and sink was installed in the kitchen, consisting of a single line of wall cupboards and lower cupboards with worktop. On the middle floor (double bedroom) is the 19th century tiled stove described above, which can be heated with wood and other fuels. What the house definitely offers from our point of view is a fine, extremely cozy and energetically gentle retreat.
Location
Helmstedt, about 36 km east of Braunschweig and about 45 km west of Magdeburg on the border with Saxony-Anhalt, is the district town of the district of Helmstedt in Lower Saxony (Germany) and an independent municipality that is also easily accessible by public transport. It is located between Elm (mountain range south-east of Braunschweig) and Lappwald (wooded mountain range of the Weser-Aller lowlands) and has a good infrastructure in addition to its proximity to nature. The Altstadthaus is within walking distance of the city center and is part of the so-called "Northwestern Old Town". Modernization and repair measures on private buildings and the associated outdoor facilities, which contribute to improving the quality of living and working conditions, have been financially supported by the city since 2022. The aforementioned location of the house can be described as quiet, as the associated street is a one-way street (see street photo). The house is flanked on the left by a former large half-timbered house and on the right by another small apartment building (similar to a terraced house). The row of houses (and also the small house) along the street is closed in accordance with the time of construction (1580), so that the house entrances open directly onto the sidewalks and there are no front gardens. For this reason, the courtyard garden is an important addition to the house, which is particularly precious in spring, summer and fall.
