Great house in Brunsbüttel, super location, very quiet and yet very close to the city center. Extremely nice neighborhood.
The house has been continuously renovated and is therefore in very good condition. Even the roof was completely insulated from the inside two years ago.
The windows and doors are all up to date and the electrics have also been completely re-installed, including RCD protection. eWall at the house and ready for use. Hot water for showering is produced by the instantaneous water heater (electric).
Fiber optics from Stadtwerke Neumünster is in the house and is really fast. All TVs in every room are also connected via this (coaxial cable).
The super economical gas heating from Bosch is from 2021. The consumption of the heating is approx. 14,000 kWh per year.
The upper floor has been converted into a loft with a total of six skylights. Well-being guaranteed. A bathroom with washbasin and WC saves a trip downstairs to the shower room.
The roof tiles were sealed with nano particle silicate instead of just paint - there are concrete tiles on the roof, very neatly laid and tight. This was clearly visible from the inside during removal and insulation (lots of photos of this are available). The sealing was mainly done

The roof of the garage was completely renewed. The garage door is also new. A few remaining jobs still need to be done and will be completed in the next few weeks.
The house will be handed over unlet. However, it can also be handed over to top tenants if required.
The ground rent is 75 euros per month payable to the Federal Real Estate Agency. However, you can use the property as if it were your own. The leasehold runs until 2095, i.e. for another 71 years. After that, the property could be purchased or the Federal Real Estate Agency will have to buy the house from you. Attention: currently (2024) NO leasehold properties can be purchased in Brunsbüttel. However, this is decided anew every year (politically).
