25335 Raa-Besenbek – Schleswig-HolsteinOur house was previously owned exclusively by the family. There is a small guest WC on the first floor. The kitchen (approx. 10 sqm) and a large, bright living/dining room (approx. 35 sqm) with real wood parquet flooring and access to the sunny south/west-facing terrace also lead off the entrance hallway. A real wood staircase leads to the upper floor. There is a large bedroom (approx. 17 sqm) with a large built-in wardrobe and floor-to-ceiling windows. There are also 2 smaller rooms (each approx. 7 sqm); one of them with a spacious built-in wardrobe and the bathroom, renovated in 2006, with a large shower (new in 2021) and a large bathtub as well as a washing machine connection.
The house was extensively renovated in 2006 to make it more energy-efficient, including all windows (plastic, double-glazed, U-value: 1.1), some with high-quality fly screen frames/doors, south-west windows also with sun protection glazing. The front door was also renewed (incl. high-quality fly screen door with new gauze).
In addition, the entire façade was fitted with a thermal insulation composite system (12 cm, WLG 035) up to 50 cm below the basement ceiling. This was insulated by 8 cm (WLG 035). The roof was also newly insulated (20 cm, WLG 035) and re-roofed. Furthermore, the bathroom on the upper floor was extended and renovated by a dormer window with 2 large windows.
The heating system (oil) was replaced in 1997 by a BUDERUS system, which is serviced annually.
In 2015/2016, the entire front garden including two stone walls as well as the driveway and the terrace area at the back were redesigned by a landscaping company. A large carport with a shed and a small covered terrace were also built.
A high-quality Schüller kitchen with brand-name electrical appliances was installed in 2021.
There is also a brick garage and small workshop from the year of construction and a small wooden shed for bicycles.
The rear terrace is partially covered and has a large, electric awning.
The cellar consists of a room for the oil tank (approx. 5,000 l), a large storage room, a small workroom from which the boiler room leads off and a large cellar room equipped with a bar from the 1970s.
The attic has not been converted and is only used for storage.
Fiber optic connection is available.
The energy certificate is in progress and will probably reach class E according to the energy saving report from 2005.

Location
Raa-Besenbek is a small community with approx. 550 inhabitants in the west of the district of Pinneberg. The property is located on the northern outskirts of Elmshorn (approx. 53,000 inhabitants). There is a bus stop right next to the property, so you can be in the center of Elmshorn/at the train station in 10 minutes by bike or bus. A discount store with bakery and self-service bank branch is only 2 km away. All public and several private schools can be found in Elmshorn. A kindergarten is just 700 m away, 2 more are about 1.5 km away. An elementary school is also only about 1.5 km away.
