Location
Zang, with its approx. 1400 inhabitants, 10 stables and around 60 horses, is a real equestrian village with everything that goes with it. From the farm you can easily walk to the grocery store, the butcher, a country inn and a hotel with Michelin-starred cuisine, kindergarten, school, gymnasium, sports ground, dog training ground, shooting club, church and cemetery. The two riding halls of the riding and driving club are located directly opposite on the other side of Brunnenstrasse. The main town of Königsbronn is 5 km away, while the district town of Heidenheim with its excellent infrastructure, major industrial and commercial enterprises, all secondary schools and the vocational academy is only 10 km away. Steinheim is also only 5 km away and the town of Oberkochen with its rapidly growing industrial companies (including Zeiss, SMT, Hensoldt) is also only 8 km away. Overall, the property is situated in a quiet location close to nature and yet offers very good conditions for families thanks to its good connections to all larger towns and cities.
Good to know: The fairway with a total of approx. 5,400 m² is designated as a "green corridor" in the municipality's current land use plan. Development is therefore not possible at present. However, just like all buildings, this area is permanently protected and can continue to be used as agricultural land / paddock or as a training and competition area. The green areas remaining after deduction of the building and yard area as well as the riding arena were deliberately designated by the municipality of Königsbronn in the BORIS property tax portal as "municipal requirement area / no building land" with a standard land value of € 35.00 in order to be able to generate inexpensive building land for its own use. Of course, this in no way corresponds to the actual value of the property, which is officially designated Z3 in the BW geoportal. Upon request, we were informed in writing that "the meadow area "Zang Mitte" with approx. 1.4 ha can be built on from an urban planning point of view without any disadvantages for the townscape". According to a letter from the Königsbronn municipal administration dated 4.12.2023, building plots in the municipality are currently being marketed for approx. 205.00 €/m².
However, the sellers wish to continue to preserve and use the traditional Rainbauernhof in its basic structure as an oasis of peace and in balance with nature. However, as has happened several times in the 400 years since it was first mentioned in documents, this does not rule out an expansion of the entire complex. The construction or extension of a residential or commercial building, additional stables, a riding hall, storage sheds for feed stocks, etc. is therefore highly conceivable for both private and commercial use.
