=== What is to come / Miscellaneous ===============
The roof was not in good condition when I bought the house in 2005, but has remained 100% leak-proof for the last 20 years. That's why I haven't touched it. Current quotes for keeping the insulation and replacing the roofing start at €23,000. If the insulation is also replaced, the cost is between €40,000 and €90,000.
-The heating was installed in 2000. The automatic winter mode on the boiler control system has been defective for two years. As I control the entire house via the much better smart home control system, this has had no impact on my annual oil consumption. Summer operation of the boiler for the hot water supply works perfectly. Replacing the heating system with a heat pump should cost a maximum of €40,000.
-I have already included the costs for a future renovation of the roof and heating system in my sale price.
The house is rock solid and healthy. Although I have had empty and unoccupied apartments for several years at times over the last 20 years, they have always remained intact.
A large single garage and four outside parking spaces belong to the house.
A large cellar room (approx. 25 m²) and a vaulted cellar (approx. 20 m²) are also included.
Almost all rooms on the upper floor are equipped with hot water, cold water and drainage connections. The house was formerly used as a guesthouse/restaurant and could theoretically be used for commercial purposes again.
