The apartment has an optimal room layout and large windows in the kitchen/dining area/living room and bedrooms. It opens onto the large south-facing inner courtyard of the park-like complex on the first floor.

A video intercom system with camera at the main entrance and on the outside of the apartment entrance door allows you to communicate with visitors without opening the door.
A large number of light switches and sockets, switchable sockets and additional fuses allow flexible use of your electrical appliances.

Fiber optic connection, directly to the apartment (currently Telekom) with many LAN sockets and also available in the basement.

For your communication in an emergency, an emergency call and intercom system with contact to the care service provider is also available directly in the residential complex on site - living area, bathroom and bedroom and bathroom as well as mobile radio push button to hang around your neck.

The water meters and heating consumption can also be automatically read remotely. You can also use your preferred electricity provider for the apartment.
In the residential complex itself, there are motion detectors for the lighting in the corridors, entrance areas, cellar and disposal rooms, so that you can be out and about in the light without having to operate any switches.

We had the windows and patio door of the apartment fitted with high-quality fittings as an extra during construction, as well as the apartment entrance door, all with increased security to RC2 standard. Fly screens, also as roller blinds/sliding doors/attached screens, are also available.

Underfloor heating throughout the apartment with digital and programmable thermostats. Additional heating loops have been installed in the bathroom.

The apartment is at ground level on the ground floor and is also easily accessible via elevator.

The beautiful south-facing terrace area is directly adjacent to the green areas in the inner courtyard. A large electric awning as well as switchable outdoor sockets and dimmable lighting are also available. For watering your own plants, there is a private, lockable outdoor water connection belonging to the apartment directly on the side of the terrace.

Exclusive fitted kitchen: The high-quality fitted kitchen is in a separate kitchen room and has a glass door. Modern appliances and well thought-out layout offer plenty of storage space. The kitchen furniture is included in the price.

Bathroom area: The bathroom has high-quality furniture as shown in the pictures. There are switches on the wall and sufficient sockets. The bathroom furniture is also included in the price.

Separate tiled basement room with sufficient floor space provides additional storage space. Internet connection, light and sockets are also available here.

Several bicycle storage rooms are available in the residential complex. There is also a parking space with a power connection for electric vehicles.

A centrally controlled ventilation system ensures a pleasant indoor climate in the apartment and in the basement.
