Plot/ building site in the Offenburg-Waltersweier development area

The Spitalbühnd development area is being planned in the Waltersweier district of Offenburg.
A plot of land measuring 1,000 m² is for sale.

As part of the reallocation procedure of the city of Offenburg, approx. 35% of the area contributed will be deducted as compensation area for public paths/green spaces.

After the reallocation still to be carried out, this will result in a building site of approx. 650 m². This allows for the construction of a detached single-family house.

Alternatively, a partial area of 500 m² can also be purchased. In this case, the reallocation would result in a building plot of approx. 325 m², which can be built on with a semi-detached house.

The final building area will be determined as part of the reallocation procedure and a cadastral survey and may differ slightly.

The development costs still to be incurred are to be borne by the buyer.
