the warehouse was demolished in 2011 except for the first row of stones, then underpinned with a strip foundation, and then rebuilt, the hall is 26.00x10.00m in size, the roof truss consists of roof trusses and was covered with a 60mm thermal sheet, the floor was laid with 8cm concrete paving.
On the left side of the hall is the technical/sanitary room with approx. 25 square meters.
A PV system with 38.07 kwp on full feed-in has been installed on the roof area since 2011. The electricity remuneration contract runs until August 2031.
The hall area was divided in 2019 with a wooden partition wall and has since been rented to two parties, the rental contracts can be overwritten.

A construction plan is not available for this hall, the hall size was taken from the existing floor plan, so no change was made by the surveying office.

There are also two commercial lettings in the open space, a pizza delivery service and a kebab stand, these two lettings can also be transferred.

According to the site plan, a residential building is still possible on the open space at any time.

A second PV system with 26.24KWp was built in 2022 and is included in the purchase price, this was built for our own use, which partially covers the electricity consumption of our tenants.
This system was installed on a second hall on the property.
