Vacation apartment in the Bohemian Forest, CZ

We offer for sale a duplex apartment of 4 + kk, living area of 132 m2, with terrace, in a stylish settlement of low-energy wooden houses with shingle roofs, in the village of Borová Lada in the Czech Republic. The village is located in the Prachatice district, near the border crossing Strážný - Philippsreut. There are only 3 apartments in the house. The apartment has a garden of 80 m2 and its own parking lot in front of the house.

On the first floor there is a living room with a fireplace (25 m2), a kitchen and a dining area (19 m2), from where you can access one of the terraces. These are oriented to the NE and SW. The north-east side is connected to the garden. On the upper floor you will find 3 bedrooms (2 x 16 m2, 10 m2) and storage rooms. The generously designed interior includes a total of 3 bathrooms, each with WC, one on the first floor and two on the upper floor. One of the bathrooms on the upper floor is pleasantly large, with a bathtub, while the two smaller ones are equipped with a shower. The apartment is heated by central heating with its own boiler for electricity. Thanks to SMS control, you can heat before you arrive. Hot water is provided by an electric boiler and ventilation by an air recovery system. The house has wooden windows, water from the municipal water supply, connection to the sewerage system.

Borová Lada is located 900 meters above sea level. In the surrounding area you will find many kilometers of cross-country ski trails, trails for cyclists and hikers. The slopes in Kvilda, Zadov, Churáňov and Nové Hutě are only a short drive or bus ride away. The German ski center Mitterdorf with excellent conditions for skiing children can be reached in 30 minutes. You can swim in the wilderness of the Warm Vltava River or in the beautiful swimming pool in nearby Vimperk. There are several sports facilities in the village: tennis and netball courts, table tennis, a soccer pitch and an ice rink in winter.

There is a grocery store, a post office, a kindergarten and an elementary school in the village. There are two restaurants and a café. Sometimes a direct bus connection with Prague can be useful, sometimes a charging station for electric cars in the next house.
