Wooden house (Chiemgauer): Detached house with separate apartment in exclusive residential area near golf course

The house is built entirely of spruce wood, KfW55, post and beam construction on the ground floor, block construction on the first floor and in the granny apartment. It has a modern, open interior, a bright ambience thanks to the many generous, mostly floor-to-ceiling window elements and a cozy living climate thanks to the wooden walls and ceilings. The fitted kitchen in plain white is timeless and openly integrated into the large living/dining area. A country-style kitchen has been installed in the granny apartment and can be taken over. There is parquet flooring in the living rooms and tiles in the bathrooms. The walls for the sauna were built in block construction and integrated into the master bathroom. Heating is provided by a heat pump and underfloor heating. The house includes a prefabricated garage with automatic door and a powerful electrical connection for a wallbox. A car carport and a motorhome carport as well as other storage areas provide plenty of space. Part of the garden lies to the west, the other to the east of the property. To the north, the house is surrounded and protected by a row of urban trees.

In the village itself there are two kindergartens, a farm store and a golf course in the immediate vicinity in the district of Lengfeld. The settlement is characterized by detached houses. Bad Abbach train station is 3 minutes away by car. The center of Bad Abbach with its primary and secondary schools, doctors, restaurants, stores and shopping facilities is 4 km away. The city of Regensburg and the district town of Kelheim are 15 km away with many schools, the university and hospitals.
