The apartment, which has been owner-occupied for 20 years, is well maintained and regularly renovated. The last renovation was the vinyl floor in 2019 and in 2020 an air conditioning split system was installed on both living levels.
The walls in the living area are painted with silicate/clay paint without woodchip. The large double window can be opened completely and used a bit like a balcony to enjoy sunsets. If necessary, it can be converted into a roof terrace. I myself have always called it my covered balcony, which I can still make full use of in winter. The roller shutter on the dining table is electric, as are the external roller shutters on the roof windows.
The entrance door to the apartment has a drop-down seal (Schallex seal) and there is sound insulation from the neighboring apartment.
The kitchen with mostly pull-out drawers and refrigerator, freezer, exhaust air stove and dishwasher is included in the price.
The daylight bathroom has a shower and bathtub.

The floor on the 2nd living level is laid with OSB boards throughout and sealed with parquet lacquer. I can leave the cupboards in if I wish.
Our janitor service reliably takes care of the garbage, winter maintenance and any cleaning work that affects the community. This is included in the 225 euros house fee. Our top property management, the reserves and the satellite TV share are of course also included.
As I have been using the apartment less recently, my own gas and water consumption costs are also included.
The apartment is located in a well-kept and friendly 6-family house, which is in the 2nd row.

Neckarweihingen is a lively district on the right bank of the Neckar to the north-east of the city of Ludwigsburg. The town can be reached quickly by e-bike via the new cycle path. There are also 2 bus lines that connect them at short intervals.
Beer gardens, bars, restaurants, supermarkets, post office, town hall, doctors ....etc. everything you need is also available in the district.
