Imagine and do the math:
You are planning a house with 2 full floors and therefore separate residential units, each with around 80 square meters of living space.
You rent out one floor for around €10/square meter and live in the other floor yourself.
This gives you a monthly income of €800 to finance your loan.
You save the rent of €800 and can also use it for the loan, i.e. €1,600. You allocate almost all of the ancillary costs to the rental, so calculate with 30% of non-allocable costs at around €3/sqm and 80 sqm => €240 x 0.30 = €72 per month. Add to this your own ancillary costs in full = 240 euros, making 312 euros in ancillary costs.
Summary:
Expenditure: 800 euros own share of the "rent" (= loan) + 312 euros service charges = 1,112 euros per month
Income 800 euros + apportionable ancillary costs - apportionable ancillary costs = 800 euros per month
=> 1,112 euros - 800 euros = 312 euros
You therefore only pay service charges - your own and the non-apportionable service charges.
But what does building cost? Well. That's a very subjective question, because anything from a bungalow to a luxury villa is theoretically possible, as long as the development plan is adhered to - the latter doesn't look sooo difficult.
