We are selling a detached house with terrace, small garden and carport in the Untergrombach district of Bruchsal. Situated at the end of a cul-de-sac, off the B3, it is centrally located yet very quiet. The total living space, calculated according to the living space ordinance, is approx. 137 m². This is divided into the first floor with approx. 82.2 m² plus an adjoining large south-facing terrace with approx. 15 m². The interior fittings, electrical and sanitary installations are in keeping with the year of construction and therefore require an update to modern standards during renovation.
Please note: There is no development plan in this area. This means that the development is based on §34 of the BauGB. As the house is significantly lower than the neighboring buildings, it would be possible, for example, to apply to the relevant building authority to add a storey to the upper floor. The knee height is currently 80 cm.
The garden borders the house on three sides and is perfect for growing fruit and vegetables, for example.
All in all, it can be said that the house can become a great new home with a certain amount of renovation and refurbishment. The location is really ideal, especially for families - the cul-de-sac leading to the house, the courtyard and the garden are great for playing in!
