Commission-free, stylish, bright 3.5 room apartment in an old stucco building
10245 Berlin (Friedrichshain)Built at the end of the 19th century, the building complex was completely renovated in 1998/99. It consists of the front building, a transverse building and a rear building. Everything has a full basement. The apartment on offer is located on the 1st floor of the front building. Many historical elements (stucco ceilings as well as carved and turned wooden parts on the flights of stairs, banisters and apartment entrance doors) have been preserved in the stairwell. In the last five years, the façade was repainted and the balconies renovated, among other things.

Information on equipment
The apartment has a living room with access to the balcony, a further room to the front of the house, another room virtually in the side wing of the building complex and a half room to the rear of the house. The apartment is completed by a kitchen with fitted kitchen, a bathroom with WC, shower and bathtub as well as a guest WC.
The two front rooms are connected by a high double door. Both front rooms also have a high double door to the hallway.
In the two front rooms, the original stucco on the ceilings has also been restored. The rosettes around the original lighting connection in the middle of the room have also been restored.
In the second front room, an elaborate mezzanine floor with stairs and bed box was installed by a cabinetmaker. This loft extends over approximately the rear half of the room.
Due to the high ceilings in the apartment, an enlarged area can be used in this room.
In the small room, a loft bed with stairs was installed in a similar way by the carpentry workshop.
Both loft floors are protected with fixed railings. In addition, removable safety nets are currently attached to the sides of the mezzanines. This means that even small children can move around safely.
Three "suspended floors" have been installed in the corridor. The larger of the shelves is accessible via an attic staircase. The other two are accessible via a loft ladder.
The apartment was also modernized again in 2014. The parquet floors were sanded and resealed. The kitchen was given a new Vynil parquet floor. The double-glazed windows in the front rooms were refurbished and given additional milled-in silicone tube seals. Additional sockets were added to the rooms. The existing multimedia connection in the living room was extended into the living rooms with coaxial cable. LAN cabling was laid for the living rooms. This means that trouble-free, fast Internet is possible in these rooms, even without WLAN!
A cellar room is assigned to the apartment.
Location
The apartment is located in Berlin-Friedrichshain, in Rudolfkiez, not far from the Spree. There are numerous stores for daily needs, kindergartens and schools in the immediate vicinity. The street itself is quiet, but not far from the lively and trendy Boxhagener Kiez, the Oberbaumbrücke and the Wrangelkiez in Kreuzberg, which starts there. There are many bars and restaurants there.
The Mediaspree district with numerous companies along the Spree, the "Uber Arena" and the "East Side Mall" shopping center are also nearby.
The "Rummelsburger Bucht" and "Treptower Park" can be reached by bike in less than 10 minutes along the banks of the Spree.
The location between the S+Regional train station "Ostkreuz" and the S+U train station "Warschauer Straße" offers optimal transport connections. S-Bahn, U-Bahn, buses, streetcars and regional trains are all within easy walking distance.
Thanks to the connection via two separate transport companies, you are also well positioned in the event of a strike by one of the two companies.
Opposite the apartment is a set-back building and the height is only up to the third floor. This means that even on the 1st floor, the apartment receives the kind of light that is otherwise only possible in apartments on the 3rd floor and above.
