It is a very quiet and well-kept house, as currently 7 of the eight apartments are only occupied by single persons. The entire building is thermally insulated on all exterior walls, including the insulation of the roof.
The house has been thermally insulated on all exterior facades and has a new energy-saving condensing boiler heating system, plastic windows with insulating glazing, a new front door system with intercoms in all apartments and new apartment doors to the stairwell, so that we now benefit from low heating costs and a pleasant indoor climate. The apartment entrance doors were newly installed in the house in burglary protection class RC 2, including the new front door system. In the last few days, the stairwell windows in the building have been replaced in order to further improve energy efficiency. The tenant's own cellar room is also located in the basement. This is a brick-built room with a door and cylinder floor. The cellar is very spacious and large. The house has a nice neighborhood.

The apartment does not have any electricity guzzlers, such as instantaneous water heaters and under-sink appliances. Hot water is provided by the gas central heating system and, as mentioned, is already included in the service charges. The hot water is metered via the separate hot water meter in the apartment so that everyone only pays for what they use.
The apartment is located on the second floor and is characterized by good floor space and bright rooms.
The bathroom was renovated some time ago and has a modern layout (not too small) and is equipped with window areas, a bathtub, a separate shower tray with shower cubicle, suspended WC with concealed cistern and washbasin and with surrounding modern, light-colored tiles up to door height. Sanitary color white. A small storage room for household utensils, shoes, vacuum cleaners or other items is accessible from the hallway within the apartment and is closed off by a room door. The balcony is accessible from both the living room and the study via the two balcony doors and has sun all day long. The balcony faces the garden and can be used generously in the width of the living room for sunbathing and relaxing. All rooms are accessible from the spacious entrance hall. There are no trapped rooms here. The kitchen is a separate room and the study is almost as large as a normal bedroom, i.e. a very spacious room. A normal kitchen block can be placed in the kitchen as a kitchen unit. No expensive corner solutions are required here. The study and living room face the garden. The kitchen and bedroom face the Richterskamp street, which is only a dead end and therefore has no through traffic.
Location
Quiet, green and centrally located cul-de-sac near the city center of Hattingen with all shopping facilities of the S-Bahn direction Essen, the streetcar direction Bochum, the bus station and not far from the Schulenberger forest and the ev. hospital in Hattingen. Everything can be reached on foot in 5 to 10 minutes, and a bus also stops directly on Nordstraße. Due to the arrangement of the windows, there is good cross-ventilation.
Richterskamp is a small cul-de-sac that leads off Nordstraße at Bredenscheider Straße by the Protestant hospital.
The Schulenberg forest with its hiking and walking opportunities can be reached in less than 10 minutes via Waldstraße. The bus stop and the bakery can be reached on foot in 1 minute.
The towpath along the Ruhr can also be reached quickly by bike, as can the railroad line to Sprockhövel for long bike rides.
