My apartment is part of a residential complex with a total of 10 houses, which are loosely built in a very large, well-kept park-like garden landscape.
The apartment is on the 1st floor of a two-storey building with 12 residential units.
It has 3 ½ rooms, an entrance hall with a built-in wardrobe, a bathroom, a guest WC, a storage room with built-in cupboards and 2 loggias. The living space is 79.79 m², with only half of the two 8.6 m² loggias being calculated in accordance with the Living Space Ordinance.
The entrance hall, kitchen, bathroom and guest WC are tiled, while the other rooms have beech parquet flooring.
The loggias facing south and east have triple-glazed doors and window fronts (installed in 2014), and the other windows in the apartment are also fitted with heat-insulating thermal panes.
The bathroom was completely renovated in 2020 and converted for disabled access.
The apartment also has a cellar compartment in the basement of the building, a (communal) laundry and drying room equipped with the relevant appliances and a separate bicycle cellar.

Information on equipment
Note on heating: The intention is to replace the current gas heating system with a hybrid heating system with hot water preparation via air/water heat pumps. To this end, an energy consultant has already inspected the technical building equipment in the individual houses and submitted proposals to the owners' association for replacing the heating system. On this basis, the property management is currently obtaining several offers. Once they have been examined, the owners' association intends to make a decision. A date for this has not yet been set.
With regard to the financing of this new heating system, the owners' association would have a very solid financial cushion in the form of its high maintenance reserve.
Location
To the rear, the residential complex borders directly on a very large local recreation area, where you can go for a wonderful walk or - for the more sporty - go jogging or mountain biking. This green belt stretches eastwards down to the Wupper and, if you wish, back up the other bank to Küllenhahn and Cronenberg. - Or you can walk south to Fauna (approx. 10 min. on foot) or a little further (approx. 20 min.) to the idyllic center of Solingen-Gräfrath.
And there, cyclists are already directly on the Korkenziehertrasse with many more options ...
There is a well-stocked Edeka supermarket with a bakery, a newsagent/newspaper store with a parcel store, a snack bar and an ice cream parlor within a radius of approx. 200 m from my apartment, so practically everything you need for a good local supply.
For those who prefer to buy their agricultural produce directly from the producer, there is the farm store "Hof Sonnenberg" approx. 800 m away or - in the opposite direction - the farm and farm store "Meinsma" 900 m away.
The home-style restaurant "Pfannenschrat" is a 5-minute walk away and the exquisite "Schloss Grünewald" with its famous markets is also just 2 minutes away.
In addition to the Protestant kindergarten at Ehrenhainstr. 125 (just 400 m away) and the West School Center, which is 3 bus stops away, the so-called "Sternpunkt" is of particular interest to families with children. This meeting point on the corner of Rosskamper Strasse / Dasnöckel / Ehrenhainstrasse is an extremely attractive supervised playground and meeting place run by Kinder-Tisch Vohwinkel e.V. You can even get on a suspension railroad (albeit a decommissioned one).
Speaking of public transport: also less than 200 m from my apartment, 2 bus lines (621 and 631) run every 15 minutes during the day to the center of Vohwinkel in 12 minutes, where you can run other errands, take the suspension railroad to Elberfeld or get on the regional express or S-Bahn at Vohwinkel station, which will take you to the center of Düsseldorf in a good quarter of an hour, for example. And at the weekend, the NE 1 night express takes you directly from Wuppertal main station to just outside my front door.
If you are traveling by car instead of public transport, you also have very good transport connections from my apartment. It takes about 5 minutes by car to drive east to the Sonnborn interchange and from there in all directions (A 46 / A 535 / L 74 / L 418) or you can drive west at the Haan-Ost junction on the A 46 and then reach the Hilden interchange (A 46 / A 3) in a good 10 minutes - not counting traffic jams!
And if you want to park your car, there is a large number of parking spaces directly in front of the building.

The apartment has been rented to a very friendly elderly couple since 01.02.2020.
If you are interested in buying the apartment, I would be happy to provide detailed information in a more detailed exposé about the property data, my rental income, the current economic plan, the maintenance reserve and the condition of the most important parts of the building (roofs, facades, heating, electricity, piping) of our houses as well as the repairs carried out by the owners' association in the last 30 years since I have owned the apartment, as well as measures to increase the value of the residential complex, including, for exampleincluding, for example, the redesign of the entire outdoor area in 2016 / 2017 at a cost of around €490,000 (!) to make it suitable for disabled people. - Of course, I can also provide evidence of my own personal investments to maintain and increase the value of my apartment in particular.
My reason for selling:
