My house dates back to 1955 and has been continuously modernized. I only renovated it in 2022 to make it more energy-efficient: the new triple-glazed wooden windows let in lots of light but hardly any heat. They are clad with aluminum on the outside (in white) so that the frames don't need to be painted. A BAFA-funded ETICS (external thermal insulation composite system) also ensures that heat does not escape in winter and that the rooms stay cool in summer.
Underfloor heating was also installed on the first floor, which ensures a pleasant, even heat throughout the house and at the same time requires only very low flow temperatures, i.e. consumes little electricity and gas.
Overall, the energy certificate shows efficiency class D.

The house has four attractive rooms and a plot of 270 square meters, with a barely visible garden and a covered terrace (glass roof) for all weathers.
The basement is heated and completely dry. It currently houses a hobby room, laundry room and a small workshop.
As I have always maintained the house, you can move in without much effort. The rooms can be used in different ways and are very versatile. Now the children are out of the house - and there is room for a new family!

The house is located in a green, quiet residential area in Troisdorf-Mitte between many detached houses.
The bus line 506 to the train station can be reached in 1-2 minutes on foot, a discount store is also within walking distance (less than 1 km).
There are two kindergartens, several playgrounds, an elementary school and a grammar school in the immediate vicinity (but not within earshot). The Wahner Heide nature reserve is also just one kilometer away.
Located on the edge of Troisdorf-Mitte, doctors, cafés & restaurants, bakeries, supermarkets and practically all other sports, cultural and shopping facilities can be reached from the house in a few minutes by bike, bus or car.
The pedestrian zone and train station are within 2-3 km. The Troisdorf train station has a direct connection to Cologne main station and the ICE train station Siegburg; in addition, you can be on the highway to Cologne, Bonn/Koblenz or Frankfurt/Main and the Ruhr area within 5-10 minutes.
