This property has been in our possession for many years and was extensively modernized in 2009. The electrics, all bathrooms and floors etc. were renewed and converted into attractive living space.
The property has been 100% let since then and has never been vacant. The purchase price of 3012 euros per square meter of living space is in line with the market, and rent increases to 11 euros per square meter are also appropriate (currently 9.78 per square meter net cold) and therefore possible without any problems.
This would result in a net cold rent of 110,000 euros per year.
No further costly investments are necessary. Only the heating system built in 1999 (oil) should be upgraded to the desired version by the new owner in the near future. After several discussions with heating engineers, we budgeted approx. 50,000 euros for this.
