Very good location in Alt-Sendling with many small cafés, restaurants and cute stores in the immediate vicinity. Numerous places to go out, e.g. Alte Utting, Zur Gruam (Munich's last real boazn*) and much more.... You can do sports in the Südbad swimming pool, which is within walking distance, or on the Isar. Theresienwiese, Dreimühlen/Glockenbachviertel are also in the immediate vicinity. Munich city center can be reached in 10 minutes by bike. All stores for daily needs are within walking distance.

Both U5 & U3 Implerstraße (direction Univiertel every 3 min / travel time 8 min) and the S-Bahn are just around the corner. The nearby S-Bahn has excellent connections to everywhere via the main line. If you want, you can be at the foot of the first mountain or at Lake Tegernsee within an hour (by car or train).
