Very good location in Alt-Sendling with many small cafés, restaurants and cute stores in the immediate vicinity. Numerous places to go out, e.g. Alte Utting, Zur Gruam (Munich's last real boazn*) and much more.... You can do sports in the Südbad swimming pool, which is within walking distance, or on the Isar. Theresienwiese, Dreimühlen/Glockenbachviertel are also in the immediate vicinity. Munich city center can be reached in 10 minutes by bike. All stores for daily needs are within walking distance.
Both U5 & U3 Implerstraße (direction Univiertel every 3 min / travel time 8 min) and the S-Bahn are just around the corner.
