On the lower floor there is a hallway, bedroom, study, kitchen and bathroom. The bedroom is large and has a large closet and a chest of drawers for an extensive wardrobe. The living room and the roof terrace are one level higher, connected by a staircase in the apartment between the kitchen and living room.
The apartment is suitable for 2 people to live in permanently. If visitors come, the sofa bed in the living room can accommodate another 2 people.
As the building does not have an elevator and the apartment is on the 5th floor, it is not suitable for people with walking difficulties. The apartment was completely renovated in Q4/2021.
The all-inclusive rent (incl. all utilities & internet) is €2,400 per month. The apartment is available from 01.03.2025. The minimum rental period is 6 months and is limited to 1 year (VHB).

The apartment is fully equipped with everything you need for living.
When you enter from the stairwell, there is a checkroom and a large shoe cupboard in the hallway as well as the 100 Mbit/s VDSL connection with WLAN in all rooms.

In the bedroom there is a 160 cm wide double bed with summer and winter comforters (1.55 x 2.20 m each), large closet, chest of drawers, ironing board, clothes horse, iron etc. All bed linen and towels are new and provided.
The study has a large desk, desk chair, filing cabinet and reasonable lamps. The bathroom has a shower and bathtub, a single washbasin with vanity unit, mirror cabinet and WC. The washer-dryer washes and dries your laundry in a single operation. Towels in various sizes are of course available.
From the roof terrace you have a fantastic view over the city. Comfortable lounge furniture on the terrace invites you to enjoy the nice weather.
All rooms are equipped with temperature and presence-controlled radiator thermostats, which can be used to conveniently control the temperature via an app, even when you are on the move. The apartment door has a smart lock.
The heating and hot water supply is provided by a floor heating system with gas (condensing boiler), which is located in the storage room in the apartment.
Location
The property is located in the heart of Winterhude/Uhlenhorst, in the immediate vicinity of the Outer Alster (5 minutes on foot) and within walking distance of Goldbeckplatz, where there is a weekly market twice a week. Around the corner is the popular shopping street Mühlenkamp/Hofweg/Pölchaukamp with chic boutiques and classy restaurants. The nearest public transport connection is 200m away: the Gertigstraße stop for bus lines 6, 17 or 25. The bus from Gertigstraße takes you to the main train station in 15 minutes. Hamburg University can be reached by bike in 15-20 minutes.
City-Nord can be reached in 10 minutes. The subway line U3 runs from the Borgweg stop. Not far away, a 10-minute walk, is the Hamburg City Park for long jogging laps or walks. The Outer Alster is also perfect for this, where you can also hire sailing, paddle and pedal boats.
There are many restaurants, small boutiques, pubs and cafés in the immediate vicinity of the apartment. Forsmannstraße itself is lined with beautiful old trees, but there are relatively few parking spaces.
Winterhude is a trendy district in Hamburg, young, lively and cheerful. At the same time, Forsmannstrasse is very quiet.
