48432 Rheine (Mesum) – Nordrhein-WestfalenThe property presented here is centrally and quietly located in the Rheine-Mesum district. It is a two-family house with a full basement. There is a drainage system around the outside of the cellar. On the upper floor there is a rented granny apartment with approx. 76 sqm of living space (3 bedrooms + guest WC) with balcony. The tenants are a quiet, elderly couple. The rented apartment includes an outdoor parking space on the property and a cellar room. The monthly income from renting out the granny apartment is EUR 532 rent. There is also a parking space rent of 30 euros. According to the current rent index of the city of Rheine, the basic rent offers potential for increase. If a new tenancy on new terms or owner-occupation is desired, a simplified termination is possible in accordance with Section 573a BGB. Extensive modernization measures have been implemented in recent years. These include the renovation of the apartment on the first floor (laying click vinyl flooring in both bedrooms, wallpapering, painting door frames) in autumn 2022, the complete modernization of the bathroom on the ground floor and replacement of the toilet and washbasin in the guest WC on the ground floor in autumn 2022, the complete modernization of the bathroom on the upper floor and replacement of the toilet and washbasin in the guest WC on the upper floor in summer 2023, the replacement of the oil heating system with a Bosch air-to-water heat pump in October 2023. There is therefore no modernization backlog and the renovated first floor apartment can be moved into without any further work.
As part of the installation of the heat pump, radio thermostats were installed in each room of both apartments to control the underfloor heating. The installation of the heat pump results in only low heating costs. The electricity consumption for heat generation including hot water preparation in the first year of operation (October 2023 to October 2024) was only approx. 4,300 kWh or approx. 1,080 euros. That's around 90 euros per month for the entire house.
The fitted kitchen on the first floor is being sold together with the house. The PV system with 9 kWp from 2010 is also part of the overall package. The full feed-in generates additional net income of approx. 350 euros per month. The equipment in the fitness cellar (Maxxus multi-press 8.1, weights and handles, gym flooring) is also being sold.
The house has a shared laundry room with connections for two washing machines. Both apartments are each equipped with a fiber optic connection. There are separate meters for the apartments on the ground floor and first floor for:
