The house was fitted with a new gas boiler in 2019. The favorable energy efficiency class, which is in the range between A and B, allows the installation of a heat pump without prior additional insulation. The floors on the first floor, the two bathrooms and the guest WC are tiled, while the other floors have unsealed wooden floors, which ensure a healthy and balanced indoor climate.
The cozy eat-in kitchen is equipped with a fitted kitchen. There is a bathroom with a bathtub (1st floor) and one with a shower (top floor). Furthermore, an additional kitchen connection on the top floor makes it possible to create an independent living unit on the top floor for an adult child, for example (without a separate entrance).
Location
The house is located on the outskirts of Bahlingen am Kaiserstuhl, in an absolutely child-friendly, quiet location with no through traffic. The natural surroundings are ideal for walks. Excellent supra-regional connections (to Freiburg) are guaranteed by an S-Bahn station and several bus stops (e.g. to Emmendingen), which are only a few minutes' walk away. There are several bakeries, two cafés, two restaurants and a supermarket in the immediate vicinity. Several stores, a pharmacy and doctors' surgeries round off the offer. Kindergarten, primary and secondary school are also on site.
