This spacious detached house was built in 1958 in solid construction and comprises 8 bedrooms and living rooms on 2 floors. The rooms are bright and spacious and, with the exception of one, are all accessible from the large hallway (with a beautiful wooden staircase). There is a toilet on each floor and on the first floor there is a large eat-in kitchen and a spacious daylight bathroom with 2 showers.
The basement of the house extends under the garage and has a hatch in the floor so that repairs to vehicles can easily be carried out from there.
The attic can be converted and offers the possibility of up to 2 further rooms or a spacious hobby room.
Extensive renovation work has been carried out in the house. In addition to new ceilings, walls and floors, the entire electrical system as well as the water and heating pipes were renewed. Windows and doors were also renewed in 2023 and a modern heat pump (2024) was installed. The current energy certificate is as it was BEFORE the extensive renovation measures. A new one is currently being drawn up.
The property is suitable for owner-occupation as well as for rental and/or commercial purposes. The region around the Wurmberg remains popular with winter and hiking tourists.

The OT Hohegeiß is located 10 km south of the town of Braunlage. In idyllic surroundings, you have a wonderful view of the mountains, including the Brocken. The village is ideal for nature lovers, hikers/cyclists and winter sports enthusiasts as well as for families who want to offer their children a sheltered environment.
Hohegeiß itself has childcare facilities (crèche/day nursery/primary school), a forest pool, a supermarket and restaurants. Hiking and cycling trails start directly in the village. The neighboring village of Benneckenstein has supermarkets, pharmacies/doctors and a train station. There are further restaurants and shopping facilities in Braunlage.
