The living area faces south-west, with a view of the old, tall trees on the quiet street, which nevertheless allow the sun to reach the balcony until late in the evening. The bedroom overlooks the green area belonging to the building.

The apartment has an upscale interior, with an underground parking space, elevator, a guest WC, full bathroom with bathtub and shower, fitted kitchen, many skylights, all-glass door to the living area, solid wood staircase to the gallery and a large, sunny southwest-facing balcony.
Location
The apartment is located in the traffic-calmed part of the street "Schleswiger Damm". In the immediate vicinity (approx. 120 m), on Roman-Zeller-Platz, there is an Edeka supermarket, a bakery, a pharmacy, a hairdresser, a lottery store and a restaurant. There are many other shopping facilities about 1 km away on Frohmestrasse (see picture on page 1) or in the nearby village of Bönningstedt in Schleswig-Holstein.
The Wassermann-Park, also only 150m away, invites you to walk and relax. Adjacent is the "Sporthotel Rackett Inn", with a wide range of sports facilities.
Approx. 3 km south-east of the apartment is the open-air and indoor "Bäderland Bondenwald", and adjacent to it is a large wooded area, the Niendorfer Gehege, a popular local recreation area, which borders the so-called "Feldmark" to the west. The popular "Tibarg Center" shopping mall, which is already part of the "Niendorf" district, is located just a little further into the city.
Several daycare centers and 2 elementary school are less than 1 km away (see picture on page 1). A new secondary campus school, approx. 800 m away, is due to open in 2028.

Explanation of the floor plan:
Lower level: The entrance leads into the hallway, from which the bathroom and sleeping area are to the left. Before the bedroom, turn right into the bright bathroom with shower, bathtub, washbasin and WC as well as space/connection for a washing machine.
To the left is the guest WC, which saves you having to tidy up the bathroom when visitors arrive.
At the end of the hallway, you enter the 14 m2 bedroom, which is fitted with carpeting. The window offers a view of the greenery and lets the morning sun into the room.
Opposite the front door, an all-glass door leads into the dining and living area. The kitchen has a fitted kitchen with fridge-freezer, corner sink, dishwasher, electric hob with extractor hood and oven as well as plenty of cupboard space. From the kitchen workstation, there is a view of the greenery through a large skylight.
Adjacent to the wall to the kitchen is the open solid wood staircase to the upper level. The space next to it can be used as a dining area.
The large, bright living room has a cozy slope to the southwest, in front of the door to the balcony. There is enough space on the balcony for a small coffee break. Flower boxes invite you to plant.
Upper level / gallery: The natural wood staircase leads up from the living area to the open, large gallery, which, with 14 m2 of formal living space, appears much larger due to the sloping roof. It has a large skylight that floods the room with light and a "sky made up of many dimmable recessed spotlights (see photos).
The room can be used in a variety of ways, for working, as a retreat, playroom or for guests.
The gallery leads to the landing and a door opposite the staircase leads to the small room. There is a large built-in wardrobe and you can enjoy a wide view through the window. This quiet, secluded room is ideal as a "home office" or guest room.
