Tucholskystraße 79, 60598 Frankfurt am Main (Sachsenhausen) – HessenWe would like to sell our super rented 1-room apartment in a professionally managed apartment building in Frankfurt-Sachsenhausen. The apartment is located on the 14th floor.
- Letting -
The apartment has been rented since 2022 to a young gentleman who would also like to stay in the apartment: We have concluded a new rental agreement with the tenant as of 01.12.2024, so the rent is now EUR 780 cold per month. The tenant has a great credit rating (has a doctorate and is in permanent employment) and can pay it without any problems.
Some comparable apartments in the building are rented for up to EUR 950 (furnished), so there is potential for an increase if the tenant moves out. The only thing needed would be new laminate flooring and a new coat of paint - the rest is great, especially the kitchen is a highlight.
We have several apartments in the property and have already experienced tenant changes. We've never had a single day of vacancy, the rush is always immense and you always find a decent tenant. The high demand for single apartments in Frankfurt am Main means that they are very easy to let.
- Property management, house money, reserve -
The house is managed by a very established property management company from Frankfurt, who are absolute professionals for such large properties: Easily accessible, online customer portal, everything your heart desires. What's more, there's a janitor at the building who is very helpful when something needs to be done in the apartment.
In addition to the EUR 175 house fee, there are EUR 87 heating costs (strangely enough, each owner has their own contract with Mainova). This means that the house fee is more like EUR 262, of which EUR 95 is not apportionable (caretaker fees, reserves, etc.).
According to the 2023 statement of charges, the reserve amounted to EUR 228,000 at the end of the year. At the same time, the allocation to the reserve was increased to EUR 120,000 per year in 2024, so we should end up with around EUR 350,000 by 31.12.2024.
Overall a very good property. Bus stop just around the corner, elevator in the building, Tegut right next door.

Equipment is generally well maintained. Bathroom is very tidy, silicone was completely renewed in 2025. The fitted kitchen is immaculate, we renewed the water inlets in 2025.
The laminate flooring is the most likely thing that needs to be done, unfortunately it's not in very good condition. With an area of around 25 square meters (as the bathroom and kitchen are tiled), that's not a big job. Then the apartment is in great shape.
