The floor slab of both halves of the house and the outer walls with a thickness of approx.
24 cm thick are made of waterproof concrete up to the bottom edge of the ceiling.
All stairs and entrance landings are made of reinforced concrete.
The inner shell of the outer walls consists of 24 cm Poroton bricks, approx. 6 cm rock wool insulation, 4 cm air layer and high-quality ceramic bricks.
In 2012, the entire attic was gutted and newly insulated with approx. 25 cm of rock wool in accordance with passive house standards. Almost all windows (Wirus and Velux) were renewed to passive house standard, including granite window sills. Likewise the sanitary objects in the children's bathroom.
The converted basement area is equipped with Kermi radiators and a floating screed. The hallway and staircase area are covered with white tiles measuring approx. 33 x 33 cm. All other rooms are carpeted.
A two-pass chimney with inspection flaps is installed in the boiler room. The second chimney flue is intended for a basic stove or fireplace, for which there are already recesses in the screed of the first floor ceiling. Heating is provided by a 12/2021 Remeha gas condensing boiler with separately metered heating circuits for underfloor heating, swimming pool and radiators.
Next to the boiler room is the technical corridor with Ospa water treatment system for the almost odorless, chemical-free swimming pool water treatment with salt tablets, the Menerga dehumidification heating and ventilation system for the indoor swimming pool and a powerful Osna water pump for watering the garden. There are gardena sockets and water connections for watering the garden.
The entire ground floor is laid with white tiles, most of which are fitted with underfloor heating.
The guest WC with urinal, the WC, the shower in the sauna area and the children's bathroom are tiled to ceiling height.
The indoor swimming pool has a special plaster with a vapor barrier to absorb moisture and reverberation.
The white sanitary objects are from Geberit/Renova, taps from Grohe and the bathtubs/showers from Kaldewei. The master bathroom has a double washbasin, WC and bidet from Villeroy & Boch, type Hommage.
