32312 Lübbecke (Nettelstedt) – Nordrhein-WestfalenThe residential building is divided into three building volumes of different materials, which are staggered diagonally from north-east to south-west.
On the ground floor, the two-storey valley side offers a view of the landscape through the exposed panoramic window in the white rendered façade, while the basement has a solid base made of quarrystone masonry and a direct connection to the garden. The single-storey hillside side is optimally oriented towards the sun thanks to a glazed building volume with a conservatory and visually integrates the garden into the large living area.
The well-kept garden runs around the building right up to the street, allowing it to be integrated into the landscape without a courtyard or parking spaces in front of the house. The carport at the side with a light membrane sail is part of the garden design. A sheltered gravel terrace is located in the south-western corner of the property facing away from the road.
The entrance to the basement is directly from the carport into a vestibule, which houses the house connections and building services behind floor-to-ceiling cupboard doors and provides access to the kitchen with utility room. Behind this is the central distribution corridor with a generous spiral staircase to the ground floor, which receives daylight from above thanks to the open arrangement. The two rooms on the street side and the bathroom could also be structurally partitioned off as a granny apartment. On the slope side, there are two rooms below ground level that are heated and ventilated and lit via windows with light wells. In addition to being used as a storage room, these can be used as a hobby room, sports room, workroom, party room or similar. The clear room heights are 2.51 m throughout.
The ground floor with the 3.44 m high central living area is accessed either via the spiral staircase from the basement or directly from the outside entrance via the wide garden staircase. To the south is an unheated conservatory, which can be opened like a terrace to the garden via large sliding doors. To the north, towards the residential street, is the dining room with a panoramic window, opening up a transparent visual relationship from the garden diagonally through the entire building to the North German Plain. The kitchen can be connected to the dining room via a double-leaf all-glass sliding door. The clear room heights here are 2.64 m. In addition to the guest WC, the bedroom is also directly connected to the living room. The bathroom is accessed internally via the bedroom.
The solid construction consists of 15 cm thick reinforced concrete walls against the ground, 17.5 cm thick load-bearing exterior walls made of sand-lime brick and 20 cm thick reinforced concrete ceilings. In the interior, only a few reinforced concrete supports are used for load transfer. This means that all non-load-bearing interior walls made of 11.5 cm sand-lime brick can give way to a different floor plan at any time.
The basement has a natural stone facing made of quarry stone with an average thickness of 14 cm in front of 15 cm of core insulation. The white plaster façade of the upper floor is a composite thermal insulation system 20 cm thick, consisting of mineral wool insulation and a fine-grained mineral plaster system with a dispersion coating.
The glass façade and windows made of aluminum block profiles have a contemporary insulation value (Uf =1.3 W/m²K). On the west side, the glass façade is fronted by sliding shutters made of larch wood, which act as sun and privacy protection and create a cozy atmosphere. A continuous skylight band detaches the ceiling of the living room from the walls in an almost floating manner and allows for optimal lighting and sunlight.

The interior walls are smoothly filled and can be painted or wallpapered, or tiled or stuccoed in the bathrooms. The floors on the upper floor are laid with marble slabs, the bathroom and WC are tiled and the bedroom has wooden parquet flooring. The bathroom in the basement is tiled, the two rooms have wooden parquet flooring and the remaining areas have porcelain stoneware.
The kitchen on the upper floor is fully equipped as a white lacquered fitted kitchen (Häcker) with granite worktop, fridge-freezer, dishwasher, sink, stove, oven, convection extractor fan and cupboards. In the basement, in addition to the cupboards, there is a stove, oven, double sink, fridge, freezer, washing machine and tumble dryer.
The bathrooms are fitted with high-quality ceramics and custom-made large mirrors, washbasins, shelves and glass doors.
The spiral staircase is a special construction made of bent steel tubes with solid maple wood steps.
Heating and hot water are provided by a wall-mounted gas condensing boiler, which was replaced in 2023. Heat is distributed throughout the upper floor and the bathroom on the lower floor via underfloor heating. The other rooms on the ground floor are equipped with radiators. Solar water heating can easily be retrofitted. The existing low-temperature heating system is also suitable for direct conversion to heat pump heating. With a final energy consumption of 108 kWh/(m²a), the current energy consumption certificate shows an average energy efficiency class of D. However, the building was heated to a very high level with a permanent indoor temperature of approx. 24°C, so that significantly lower consumption is to be expected for the standard temperature of 20°C.
Cooling in summer is achieved passively via the external sun protection, the solid construction as a heat storage mass and night ventilation.
Aspects of sustainable construction have been incorporated into the building. The extensive green roof acts as a small biotope, binds dust and carbon dioxide, regulates humidity and protects the roof seal from excessive temperature fluctuations.
The rainwater from the roof surfaces is collected in a concrete cistern and can be used for flushing toilets, washing laundry and watering the garden.
The building materials used are largely recyclable minerals with a long service life. In order to reduce hazardous substances, controversial plastics such as PVC are replaced by the less questionable products polyethylene (PE) and polypropylene (PP). This applies above all to building technology with water and waste water installations. The non-load-bearing interior walls allow flexible adaptation to various future usage scenarios without interfering with the building's statics by means of complex construction measures.
Location
The house is situated on the northern slope of the Wiehengebirge in a very quiet location with an exceptional view of the North German Plain. The 687 sqm plot rises diagonally from the residential street in the north to the boundary wall in the south by approximately six meters. The surrounding plots are built up with detached houses in a friendly and helpful neighborhood.
The forest of the Wiehengebirge Nature Park to the south is approx. 400 m away and the Grosses Torfmoor nature reserve to the north can be explored quickly by bike after approx. 2 km.
In the village with approx. 2,500 inhabitants, the facilities for daily needs can be reached on foot. Two supermarkets, a bakery, restaurant, family doctor, bank and day care for senior citizens are approx. 800 m away, the church and kindergarten are 300 m away and the elementary school is 1,000 m away. Cultural activities (e.g. theater group, trombone choir) and sports clubs (handball, soccer, tennis, etc.) are available in the village.
The nearest small town (26,000 inhabitants) with a corresponding infrastructure (secondary schools, hospital, theater, restaurants, retail outlets, etc.) is 6 km away and is also connected by bus. The nearest train station with ICE connection is approx. 20 min. away by car (also possible by bus), the A30 highway approx. 15 min. and the A2 approx. 20 min.
