The house is already priced according to its age and the amount of renovation and refurbishment required. The neighborhood consists mainly of renovated single-family homes and is very family-friendly. The house is located in a preferred area and is also in a traffic-calmed street (30 km/h) → Marktkauf & Co. are within walking distance! The B169 approx. 3 minutes away - no noise!

The granny apartment has separate access via a barrier-free ramp. There is currently a shared kitchen, but two separate full bathrooms. Also ideal for mobile working or if further rooms are needed for hobbies etc.
The garden is low-maintenance (little lawn at the front and next to and behind the outbuilding). The beds are filled with wood chippings.

The entrance door on the first floor is reached via 8 steps and a covered porch.
The house is entered via the tiled porch. Following another small vestibule/hallway - with access to the guest toilet - you enter the hallway. The hallway is the focal point with space for a small seating area. From the hallway, you reach the upper floor and the basement as well as the kitchen, the living room and the granny apartment.
The kitchen (no fitted kitchen) has a hatch to the living room, a breakthrough should be possible - please obtain professional advice here. An opening corresponds to today's modern standard - connecting the rooms generously. The living room is the ideal size for this.
The granny apartment is entered through the hallway. The first room can be used as a bedroom. Next, a sliding door leads to the full bathroom and from there to a second L-shaped room (living room) with front door and access to the ramp.
On the upper floor are the parents' room, two children's rooms and a full bathroom as well as access to the roof.
The basement consists of cellar rooms of different sizes (three) with a small corridor area. The four oil tanks (1,000 liters each) are located in one of the cellar rooms, while the largest cellar room was used as a party room in the past. There is a drainage pump in the basement area (outside). The cellar has slight moisture damage.

Lauchhammer is a town in the south of Brandenburg in the district of Oberspreewald-Lausitz. Lauchhammer is located on the federal highway 169 between Elsterwerda and Senftenberg and on the state highway 63 between Staupitz and Ortrand. The nearest highway junction is Ruhland on the A13 Berlin - Dresden.
Lauchhammer is located approx. 45 km north of Dresden. Cottbus is around 50 km away, the singing town of Finsterwalde is around 20 km away and Berlin is around 140 km away. The nearest major airport is in Dresden. Lauchhammer railroad station is on the Roßlau-Falkenberg-Hoyerswerda line.
Urban area:
Both the town itself and the surrounding area are characterized by many years of mining and industrial activity. Due to numerous incorporations, the urban area covers more than 88 square kilometers.
There are many large areas of forest and meadows between the individual districts and villages. As a result of lignite mining, there are numerous post-mining landscapes both in the urban area and outside the city. These largely determine the appearance of the area surrounding the town. The Grünewalder Lauch recreational area is located in the Grünewalde district. The lake was filled in 1981 as a former open-cast mining pit and has developed into an important local recreation area in recent years.
