30419 Hannover (Ledeburg) – NiedersachsenIn recent years, we have gradually extended and converted our beautiful semi-detached house and renovated it to make it more energy-efficient. The kitchen, a guest bathroom with shower and two further rooms are located on the first floor or raised ground floor. Half a flight of stairs higher up is a small, cozy guest room. The bedroom, a study and the bathroom are located on the upper floor. We had new windows with triple glazing installed in these rooms in 2008. There is also a small storage room. The older part of the house has a partial basement and a usable area of approx. 47.5 m².
On the first floor there is a living/dining room of just under 34 m² and a sauna room with direct ground-level access to the garden.

The plot is 1000 m² in size and is ideal for families with children. You or your children can really let off steam here. The garden is quite natural and has some untouched corners, so that birds, squirrels and other animals feel at home and are often guests.
In 2004, paving slabs were laid in front of and behind the house. There was also a covered dining area in the garden and a tool shed. Furthermore, the garden has a drinking water connection to connect an outdoor shower, for example. There is a groundwater pump for watering. Two decorative water fountains serve as a feast for the eyes and a campfire area invites you to enjoy a romantic meal of bread on a stick, with plenty of firewood available at the back of the garden.

Location
Our semi-detached house is in an ideal location in the Ledeburg district, between Herrenhausen and Stöcken. It is situated in a quiet side street. You have the choice between nature (small wood 900 m away, Herrenhausen Gardens 2.8 km) and urban city flair (the main train station is 5.5 km away as the crow flies, 6.5 km by bike or car). If you want to reach the city by public transport, there is a bus stop 190 m away and the S-Bahn station 750 m away; from there it takes 6 minutes to get to the main station. The S-Bahn in the opposite direction takes you to Langenhagen Airport, 9 km away, in 12 minutes.
Many shopping facilities (Aldi, Rewe, Netto) can be reached in 900 m.
Further shopping facilities are available at Stöckener Markt, 1.5 km away, where the weekly Stöcken market is held on Fridays. There is also the Stöcken district center and stores, bakery, café, butcher, doctors, pharmacy, etc.
Sports facilities, including tennis courts, are in the immediate vicinity. The Stöcken indoor swimming pool is only 1.5 km away.
If you have children, the Entenfang daycare center (260 m) and the elementary school (450 m) are just around the corner. The IGS Stöcken is 800 m away and the Goethegymnasium is 3.2 km away.
