Claußallee 9, 09599 Freiberg – SachsenThe spacious and practical, light-flooded house in bungalow style has a full basement and a living space of 113 m² on the ground floor, which is divided into 5 rooms, kitchen, bathroom (with window, shower, bathtub, two washbasins) and a guest WC. All rooms and the dry cellar are accessed from the central hallway, whose floor is covered with timelessly beautiful travertine tiles. The bedroom and children's room have been swapped from the plan designations. The smaller bedroom now faces east.
There is plenty of storage space in the basement as well as two further large, heatable rooms, which were previously used as a utility room and hobby cellar (fuels in the plan), but can also be converted into recreation rooms. The bathroom and guest WC have tiled floors, the kitchen has PVC flooring. The other rooms are carpeted. There is a practical hatch between the kitchen and living room. Glass doors lead from the living room, kitchen and children's room to the screened terrace, from which you can look down into the sheltered rear garden. From the basement there is access to the rear garden as well as to the front garden and garage.
On the basement level there is a garage with automatic roller shutter door. There is enough space on the driveway to the garage to park one or two cars. There are also water and drainage connections in the basement, which means that it would also be possible to install a sauna in addition to converting the heated rooms.
The house, which was completed in 1979, was built from bricks and aerated concrete blocks in solid construction and has a good and solid basic structure. However, it is in need of renovation. The flat roof and the upper wall area under the surrounding wooden parapet were already insulated with approx. 10 cm of polystyrene during construction. The roof was resealed in the 90s and is still in good condition. In summer, the house remains pleasantly cool even when the outside temperature is extremely high and there are no shutters, thanks to some shrubs that provide shade and privacy, although the roof is very sunny and therefore ideal for future photovoltaics.
In the 1990s, the north and east sides were fully insulated with approx. 10 cm of insulation and a low-temperature gas boiler from Rohleder was installed, which, according to the long-standing maintenance company, is not the most efficient, but is of good quality. This means that it could continue to run until there are technically mature solutions for environmentally conscious heating, as spare parts are still available.
The three-phase electrical cables are made of aluminum, typical for the construction period. In 2022, sockets and junction boxes were re-pressed, residual current circuit breakers and a new fuse box were installed.
The tiles and fittings in the bathroom, kitchen and guest WC no longer correspond to today's taste and offer the opportunity to implement your own ideas. The existing fitted kitchen is included in the sale price and can still provide good service during the renovation work.
Lovers of gardens and nature will enjoy the enchanted and sheltered garden, whose meadows are adorned with snowdrops and elfin crocuses in spring. Under fruit trees and berry bushes, delicious wild garlic, pink-flowering cranesbill and ivy provide a green and flowering ground cover all year round. The terrace invites you to relax, enjoy and celebrate with friends. A huge kiwi plant and a grapevine provide delicious fruit, while lonicera, clematis and blue rain provide a splendid display of flowers. The swing frame with horizontal bar not only makes children's hearts beat faster but is also suitable for attaching washing lines.

The university town of Freiberg is located between the vibrant cities of Dresden and Chemnitz (Capital of Culture 2025) and impresses with its historic town character, proximity to nature, culture and business. Since 2019, the silver town of Freiberg with its beautiful, historic town center and local monuments, such as the rich colliery and the "Alte Elisabeth" show mine, has been a UNESCO World Heritage Site "Ore Mountains Mining Region".
