It is a charming and beautiful art nouveau house with flair (stucco in the entrance area etc.).
There is a beautiful small communal garden.
Nice neighbors and nice landlords are included for free ;-))

THE apartment for attic fans!!!
The apartment was equipped with a top modern new bathroom (with bathtub) in 2018/2019.
In the small cozy kitchen there is a chic fitted kitchen. Space for a table and two chairs is also available.
The bathroom has a beautiful sand-colored tiled floor with high-quality porcelain stoneware tiles, the rest of the apartment was equipped with high-quality design flooring (color: white ash).
The front roof area has been renewed (including high-quality insulation) and four of the five windows have also been renewed.
The apartment will be handed over newly renovated.
It has the typical charm of an attic apartment: with visible wooden beams and sloping ceilings (which still allow furniture to be placed).
There is a communal washing machine and drying room in the basement.
There is NO balcony, but there is a lovely small communal garden.
There is also no elevator, but the apartment is well worth the walk to the 4th floor.
The apartment was subsequently converted from the former attic and extends over the entire floor. There is therefore no other apartment on the floor ("single location"). Part of the attic was left as it is; there is a cellar for the attic tenants right next to the apartment and also offers space for hanging laundry.
The small room is larger than it appears in the photo: it is so spacious that it could easily be used as a study or bedroom.
A bicycle shelter is available in the courtyard.
The apartment is bright and quiet.
If required, a registration for cable TV or fiber optics and its installation is possible at your own expense. The fiber optic connection is already available in the basement. Otherwise, the purchase of a DVBT2 receiver is a good and inexpensive alternative to watching TV.
The energy consumption of the house is pleasingly low at 86 kWh/m2*A) according to the energy certificate.
Location
The house is centrally but very quietly located in a small one-way street near the Schützenpark in a sought-after location (Bugenhagenstraße).
Parking is available on the street.
Very good infrastructure.
Brilliant central location (and yet so quiet that you can hear the birds chirping in the garden...).
City center and train station are within walking distance (approx. 1400 meters to the train station, approx. 1300 meters to Sophienhof, approx. 550 meters to Lidl and Rewe, approx. 1500 meters to Cittipark, approx. 200 meters to the bakery).
Ikea is only a stone's throw away.
The highway BAB A 215 (A7) can also be reached quickly.
The university is approx. 3 km away and can be easily reached by bus, bicycle or car.
And the beach is only about 20 minutes away by car.
Given the location, you don't really need a car.

The floor plan is not to scale and is for orientation purposes only.
The apartment is perfect for a couple (if you want to have a lot of space of course also alone....). However, it is NOT suitable for a shared flat! We would like to rent the apartment to a maximum of 2 people.
The apartment is for rent from 1.5.2025 (possibly a few days earlier)
The rent is composed as follows:

130,- service charge prepayment
100,- advance payment for heating costs

In addition, as usual, there are the costs for electricity.
Renting from private tenants i.e. WITHOUT broker's commission, only a security deposit of 2.820,- Euro has to be paid.
