Information on equipment
The house was built around 1910 and has a small cellar and a living space of approx. 136 m² on the first floor, which is currently divided into 4 rooms, kitchen, 2 bathrooms, pantry, utility room, hallways and a small extension, as well as at least 100 m² of additional space in the attic.
The roof was extensively re-roofed in 2008 with plain tiles (crown covering) and is designed as a cold roof including a roof underlay.
The large roof area with its south-facing orientation offers optimal conditions for a photovoltaic system and thus offers you the opportunity to build self-sufficient structures.
There is a heated hobby room on the top floor, all other areas are open storage space. The upper storey ceiling has been insulated.
The façade of the house is constructed as a double-skin clinker brick façade and consists of a load-bearing brickwork on the inside, followed by an air gap and a facing brickwork (the clinker brick façade).
Extensive renovation work has been carried out on and inside the building in recent years. The floorboards in the two living rooms and the guest room were refurbished and resealed. The floors in all other rooms and corridors have been insulated and tiled. The bathrooms have been modernized to a high standard, wall radiators have been renewed, a new front door has been installed and a fireplace has been installed for cosy evenings.
The room doors have also been renewed. Elaborate stucco work in the living rooms gives the rooms an individual and exclusive look. The hallway is clad in white coffered panels to match the style.
The charming white country-style kitchen from Nobilia features brand-name Siemens appliances.
The new extension has been insulated and clad with brick slips. The windows are double casement windows with wooden frames painted white. Energy-efficient windows with wooden frames have already been installed in the attic by the local carpenter.
A new gas boiler was installed and put into operation in 2023.
The stable building measures approx. 18mx10 (approx. 180 m²). It was built in 2012 in timber frame construction and elaborately clad with the bricks of the former stable building. The large south-facing roof area, like the residential building, offers ideal conditions for the further expansion of a photovoltaic system.
The 3 large horse boxes are equipped with hinged partitions so that a large loose stable can be set up instead of individual boxes. Each box has a paved, covered outdoor paddock.
Two boxes are covered with green EVA box mats so that the horses do not have to stand on the concrete floor. There is also a feed and tack room, a toilet, workshop area, hay storage room and a storage room for the small tractor.
The rainwater from the roof is collected in an underground 6000 l cistern and is available in addition to an existing well to supply the animals with water.
