The two-room apartment we are offering is located on the top floor of an eight-family house (originally built in 1965 - top floor was extended in 1994) and was partially renovated a few years ago (bathroom, WC, floor coverings, walls, doors + door lock). All windows are double-glazed (Velux skylights).

The residential buildings themselves were given a thermal insulation facade and a friendly, bright exterior coat of paint a few years ago. This thermal insulation measure has significantly reduced energy consumption costs. The central heating system was also replaced in 2019.

In addition to an open and spacious living and dining area, the apartment has a separate bedroom and a practical storage room/utility room with washing machine connection. The apartment itself has an open parking space in front of the building.

The ancillary operating costs currently amount to approx. 358.00 euros per month including reserves and manager's fee. The ancillary costs that can be passed on to the tenant amount to approx. 200€ per month.
The apartment has been well rented for the last 18 months. The tenancy agreement is expected to be terminated at the end of August. The official notice of termination will follow shortly. The basic rent amounted to €450.00 per month. The tenant also paid 200 euros per month as an advance payment for ancillary costs. The parking space belonging to the apartment is also rented for EUR 25.00 per month. The annual net cold rent for the property therefore amounted to 5700.00 euros.

The municipality of Brüggen with the districts of Brüggen, Bracht and Born has a very well-developed public infrastructure. Schools, kindergartens and public community facilities are available in sufficient numbers. Shopping facilities (such as the modern Rewe supermarket, which can be reached on foot within 2 minutes) for everyday necessities are available and within walking distance.

The rural location near the Brachter Wald forest allows for leisure activities such as hiking or cycling directly from the front door. The town centers of Viersen, Nettetal and Schwalmtal can be easily reached via the well-developed public transport network. Thanks to the good freeway connections (A 52 and 61 motorways about four to five kilometers away), the major centers on the Rhine and Ruhr are only about half an hour's drive away.
