UPPER FLOOR:

Sewage pipes have already been laid in two rooms so that, for example, a bathroom could be built without major effort. A wood-burning stove could also be connected to the existing chimney flue. Use as a two-generation house would therefore also be possible. From the roof terrace you have a wonderful view over the lake. All windows are fitted with electric shutters, the floor-to-ceiling double window to the roof terrace also has a timer. All rooms have underfloor heating with separate control and are papered with woodchip wallpaper and painted white. The floors are brightly tiled or covered with vinyl in classic oak. An internal staircase leads to the roof for additional storage space and access for the chimney sweep.
GARAGE:
The double garage has an electric sectional door. The equipment room with water tap and the utility room are also located here. The entire area is tiled with dark gray floor tiles. The window and the side entrance door in the utility room are fitted with electric shutters and timers. The outside water connection is located on the outside wall.
OUTSIDE AREA:
In the front area there are 2 parking spaces and the insect-friendly planted front garden. On the lake side, a brick and clinker seating area has been laid out to provide wind and privacy protection. A staircase leads to the naturally landscaped private shore area. There are also two firewood racks on the wind-protected side of the house.
HEATING:
A Vaillant air-to-water heat pump was installed at the beginning of August 2024, which heats the house without any problems and supplies it with hot water. The warranty period is 5 years.
LIGHTNING PROTECTION SYSTEM:
The house is equipped with a lightning protection system (lightning conductor). This was last checked in November 2024. There is also internal lightning protection against overvoltage damage.
FIBER OPTIC CONNECTION:

Location
The man-made Lünner See lake is located between the towns of Lingen and Rheine and covers an area of approx. 40,000 m². The town centers of Lingen and Rheine can both be easily reached via the B 70 in approx. 15-20 minutes by car. In Lünne, a grocery store stocks all items for daily needs, while further shopping facilities are available in Spelle and Emsbüren.
