The property offers a total living space of approx. 185 m², spread over three floors. The house has a partial basement and two separate residential units with a terrace apartment on the first floor and a maisonette apartment on the upper floor. Planning permission was granted in 1969 and the upper floor and attic were converted into living space in 1997/98.
The first floor comprises a 3.5-room apartment with approx. 88 m² of living space. It consists of a bedroom, a children's room or office, a large living room with a separate dining area and access to the covered south-facing terrace, a fitted kitchen and a full bathroom. All windows are fitted with external blinds. The apartment is currently vacant and can be occupied immediately. The partial basement of the house can be reached via a full staircase in the entrance hallway. The second residential unit extends over the upper floor and attic and has a living space of approx. 97 m². It comprises 3.5 rooms, two shower rooms, a high-quality fitted kitchen and a loggia or balcony. This apartment is currently still occupied by our daughter, but can also be moved into by arrangement.
Numerous modernization and renovation measures were carried out between 2016 and 2024. The loggia was completely renovated, the terrace was partially covered, the roof was re-roofed and insulated and the house was re-plastered. In addition, the exterior walls of the living room and bedroom in the lower apartment were insulated on the inside. Two new triple-glazed windows were installed in the hallway, while all other windows are double-glazed. A condensing boiler with heat exchanger was installed for the oil central heating back in 2011. In 2016, 90% of the radiators were replaced and the circulation pump was replaced in 2020. The average heating oil consumption over the last four years amounts to approx. 2,771 liters per year, including hot water preparation.
Other features include a fiber optic connection in both apartments, two garages with an attached workshop area, an additional parking space and a tool shed in the garden. The house is being sold privately, so there is no estate agent's commission. Viewing appointments are possible by appointment.
