Exclusive living in an "old" barn, remaining farm, semi-detached house, apartment building, ready to move into
16540 Hohen Neuendorf – BrandenburgBarn building originally built around 1900, rebuilt in 2003-2004 except for the brick wall façade, 3-storey multi-generation / two-family house with 2 separate residential units and upscale furnishings.
Residential unit 1 - right (living space 261.8m2 according to WoFlV)) :
Basement: office or hobby area (currently home cinema) with 2 rooms and WC, separate entrance, terrace, wood-burning stove, access to the ground floor
Ground floor: living/dining area with kitchen with its own fireplace, hallway, office/guest room and guest bathroom with shower, terrace
ZE: 2 children's rooms
Upper floor: bedroom with walk-in closet, master bathroom,
guest room/ children's room/ sauna room (prepared), access to the drying loft (expansion reserve: plus 1 room with 27 sqm)
Living unit 2 - left (living space: 150.8m2 according to WoFlV)):
Ground floor: living/dining area with its own fireplace and kitchen, hallway, guest bathroom with shower, checkroom, terrace (L-shaped south/east)
First floor: bedroom, master bathroom, children's room, guest room; access to dry floor (expansion reserve: plus 1 room with 27 sqm)
plus 67 m2 common usable area (orangery/entrance, laundry room, shoe room, storage room, heating/house connection room)
plus approx. 80 m2 of ancillary space (2 garage parking spaces, 1 carport, workshop)
The system separation for each residential unit was ensured by means of a condensing gas central heating system with hot water tank. In addition to the underfloor heating, wall heating and radiators were also installed in the basement. The connected wood-burning stove is water-bearing and supplements the heating system depending on individual use via a large water buffer tank. The entire electrical installation was installed in 2004 and is in perfect technical condition. There is no investment backlog. The south-facing roof (97% efficiency at a roof pitch of 29 degrees) would be predestined for a solar energy system (20-30 KWp possible if adjacent land is included).
Access to the property is via an electrically operated gate system. The inner courtyard still has the original courtyard paving, which was supplemented with cobblestones over the entire area in the course of the renovations.
The garage was built in brickwork and has two driveways. The monopitch roof is supplemented by a parapet and carport porch and thus offers two further parking spaces in addition to the garage. One garage parking space has an assembly pit. There are therefore a total of 5 parking spaces for cars and several bicycles.
The garden area is lovingly landscaped with various Mediterranean plants depending on the usage concept and terrace location. The garden is irrigated via its own deep well and a rainwater cistern to which all roof areas are connected.
The property is located at the end of a cul-de-sac in the heart of Hohen Neuendorf (approx. 900 m walk to HN S-Bahn station). The property is well laid out and offers garages and a carport as well as an inner courtyard and lawn area and plenty of places to retreat. The property was used in part as an architectural engineering office for 10 years, so a quiet (partial) business is conceivable. The imputed net cold rent is currently approx. 62 thousand € p.a. for both residential units. Both residential units can be handed over free of occupancy from June 2025.

Location
The town of Hohen Neuendorf is located on the northern edge of Berlin in Ober-Havelland, directly on the city limits of Berlin-Frohnau. Together with Stolpe, Bergfelde and Borgsdorf, they form the town of Hohen Neuendorf with a total area of 4,809 hectares.
In addition to various leisure activities such as restaurants, pubs, recreational sports, golf, horse riding and a marina, the town is particularly impressive due to its convenient transport links and yet is located like an "oasis" with plenty of green spaces on the immediate outskirts of the metropolis of Berlin.
Combined with the excellent transport links to all parts of the town, not far from the A10 freeway and the A111 Berlin city highway, with direct links to the B96 federal highway and the S1 and S8 S-Bahn lines, the regional train to Potsdam and Oranienburg, they enable the principle sought by many Hohen Neuendorf residents - living in the countryside and yet close to work.
