Immediately buildable MFH properties in the urban density of the city of Leipzig have been
years exponentially in value. M. In my opinion, a crisis-proof investment in the further shortage of supply or even for building owner associations. The micro-location within Mockau Süd is one of the quieter ones. "Idyllic tranquillity in the big city" in the midst of beautiful
imperial-era listed buildings and just a few steps from almost everything. Suitable for car-free living.

Location
Mockau Süd - one of the gentrification areas in Leipzig. From the middle class to the preferred location for young people and professionals. The location advantages between the workplaces in the north of Leipzig (BMW, Porsche, DHL, Amazon, airport, trade fair, Beiersdorf ...) and the city give this district a massive tailwind. The urban development concept with the focus "Mockauer Straße junction", which is only around 250 meters away, can be seen physically being implemented there with the multi-storey buildings of the municipal housing associations, as well as the Parkbogen Ost. Drive there, look at it, walk around, "feel" it, even into Abtnaundorf Park.

Own project participation negotiable (preferably fifty-fifty; possibly GmbH-share deal on request). Reference apartment building Leonhardtstr. 35 (KfW 55, occupied fall 2023). The standard land value refers to a value-relevant floor area ratio of only 1.6; see also the unconventionally changed layout of the standard land value zone, now including the noisy Mockauer Strasse traffic axis.
Four full storeys (ground floor with courtyard access, three standard storeys plus top floor/penthouse) should be approvable (4.7 to floor area?). Alternatively, I also own a plot with 1,125 sqm of approved building area within a stone's throw (around 20% more expensive).
The 2025 property market report shows an average price for new-build apartments of €6,324 per sqm for 2024; see p. 59. Please do the math yourself.
