The house, which was carefully built as a 2-shell masonry construction with an insulating air layer, was also fitted with an external thermal insulation composite system (ETICS). The roof and ETICS date from around 1983.
The residential building has been largely upgraded in terms of energy efficiency. In the attic and basement there are, without exception, new window elements from 2009 to 2016.
The window elements on the ground floor and first floor, as well as the large arched windows, were consistently fitted with modern thermal insulation glazing (2018).
Further façade insulation can, if desired, be installed in the air gap between the masonry walls without great effort using blow-in technology. A corresponding offer is already available.
The gas condensing boiler from 2008 also produces hot water for daily use in the kitchen and bathrooms.
The average heat requirement over the past three years amounts to approx. 16,200 kWh / year for heating and hot water. This means that the costs for heating are still well below 2,000 euros/year.
According to the current Building Energy Act, the heating technology is protected until 2045, even in the event of a change of ownership.
The top floor was extensively modernized in 2015/2016 with new window elements, a new toilet and oak parquet flooring throughout the entire floor (plank flooring).

The famous and spectacular Nordbahntrasse with its tunnels and viaducts is only approx. 150m from the house, on which you can reach other parts of the city and the countryside by bike in just a few minutes.
