64625 Bensheim (Fehlheim) – HessenNewly built in 2017, the house combines the highest standards of energy efficiency (KfW 40 Plus / Efficiency House Plus or Passive House Plus) and comfort with a modern cubist design - often referred to as Bauhaus style.
The house is very generously proportioned and also has a granny apartment with its own kitchen and bathroom as well as a spacious double garage. There are a total of over 12 rooms, 4 bathrooms and other utility rooms. Almost all of the living spaces have large floor-to-ceiling windows, which are designed as doors and can be opened completely. Attention was paid to uniformity in the floor coverings. There is only oak parquet flooring in the entire house (with the exception of the basement, where there is high-quality laminate flooring) and uniform tiling in all bathrooms and utility rooms. All floor coverings are firmly bonded.
The garden and the surrounding nature are best enjoyed from one of the terraces or from the roof terrace of over 70 square meters, which offers a particularly panoramic view.
Layout:
When you enter the house on the upper floor, the elevated ceilings (2.70 m) and doors (2.30 m) and the wide corridors immediately reveal the very generous feeling of space. On this floor there are four all-purpose rooms of approximately the same size (e.g. children's room/home office), all of which have floor-to-ceiling windows and are between 17 m² and 20 m² in size, three of which have a view of the forest. The large entrance area and a wardrobe with built-in cupboards as well as a bathroom with shower, bathtub, toilet and double washbasin are also located on this floor.
The open staircase leads to the 2nd floor, which was built as a staggered storey and therefore has a large roof terrace area (over 70 sqm roof terrace). Inside, the 1st floor houses the parents' area, i.e. a bedroom, a dressing room and a large bathroom (including a free-standing bathtub and large rain shower). From the bedroom, there is not only direct access to the roof terrace, but also a fantastic view of the adjoining forest directly from the bed - the parapet in front of the bedroom, which normally encloses the roof terrace, has been replaced with glass to provide an unobstructed view. By doubling the storey ceiling between the 1st and 2nd floors, the transition between the interior rooms and the roof terrace is at ground level and without steps. In addition to the bedroom, the roof terrace can also be accessed via the bathroom and from the staircase (so guests can reach the roof terrace without having to enter the private rooms).
From the 1st floor, the staircase leads down to the ground floor - the garden level. There is an open-plan area with living and dining room and open kitchen (approx. 73 sqm in total). Behind the open kitchen is a separate scullery. Also on this level is a smaller room that can be used as a guest room or office, as well as a guest toilet with additional shower and a small storage room. The large 7-meter wide window front in the living room leads to the main terrace (approx. 4.5 x 9 m) and the garden.
One floor below is the basement with a granny apartment consisting of two rooms, a shower room and a single kitchen. Also in the basement is a large fitness room (35 sqm), which can be shared, the utility room with washing machine connections, a cellar room and the utility room. The granny apartment also has floor-to-ceiling windows with balcony doors in the living room and its own terrace in front of it.
