It has a large terrace (with a new terrace roof from this year and an electric awning) and a spacious garden.
The large bedroom also has a small balcony on the garden side. In the garden there is a large garden shed with 2 separate rooms (approx. 30 cubic meters of enclosed space).
There are 2 parking spaces right next to the house, one of which has an 11 KW wallbox for charging electric cars. The wallbox is coupled with the photovoltaic system (9 KWp plus 9KW storage - expandable - in the house). The photovoltaic system was installed in the fall of 2024 and contributes significantly to the power supply and refueling of an electric car. The central hot water supply is hybrid, as this is also linked to the photovoltaic system.
Heating is provided by heating oil. The first floor and basement have underfloor heating. The bedrooms are equipped with radiators. There is a 5,000 l storage tank in the front garden, which enables a flexible response to heating oil prices. (An extension of the hybrid solution for heat generation - heat pump - is technically possible).
In the basement there is a small granny apartment with its own access, which was last used as a home office.
It is approx. 30 minutes by car to Düsseldorf/Essen/Wuppertal. The commuter or Park & Ride parking lots of the S6 at Ratingen-Ost station (to Düsseldorf) and the Regio-Bahn in Mettmann (Wuppertal-Düsseldorf line) can be reached in approx. 15 minutes by car.
Background information:
After the children have moved out, the retired owners are planning to change their living situation - within the district of Mettmann - this year. This house is therefore being offered now. The time for letting is approx. fall 2025.
Flexibility in terms of when future tenants move in would be an advantage.

Location
The house is located in the "Mettmann-Obschwarzbach" housing estate, an idyllic residential area between Mettmann City and Wülfrath, built on former farmland between meadows and fields.
There are a total of 3 well-kept playgrounds on the estate, the nearest of which is just a 2-minute walk away.
Mettmann-Obschwarzbach is located approx. 7 km from the Ratingen-Ost highway junction (A3/A44) on the L422 country road on the edge of the Bergisches Land region.
The city center of Wülfrath is an 8-minute drive away. A large discount store (Kaufland) and other stores (DM, Jysk, pharmacy, etc.) for daily needs can be reached by car in approx. 6 minutes.
A bus line in front of the estate connects with the surrounding towns and the Regio-Bahn in Mettmann. There are school bus connections to schools in Mettmann. There is a municipal kindergarten in the estate (4 minutes' walk from the house). The fire and rescue service has a base in the estate.
There are several riding stables and farms as well as small forests in the surrounding area, some of which can be reached on foot in just a few minutes.
