Here, condominiums of approx. 80 to approx. 120 m² living space with good fittings, modern technology, balconies and terraces are being built. The amount of the subsidy depends on the location of the property (rent levels 1-7), the occupancy rate, the length of occupancy, the property's fittings and the size of the apartments. Trier is classified in rent level 6 (i.e. the second highest level). Here, the basic subsidy amounts to EUR 2,100 to EUR 3,050 per m² of eligible living space, depending on the tenant's occupancy and income level, and the ISB grants a repayment subsidy of 40% or 45% on the basic subsidy.
In the case of the ISB subsidy, the balconies and terraces are not calculated at 50 % as usual, but at 25 %! On the basis of the planning, the upper limits for living space and taking into account the smaller areas for balconies and terraces, approx. 417 m² of living space is eligible for subsidy. For this, loans amounting to EUR 1,271,850 can be claimed with an occupancy period of 30 years and the income limit in accordance with § 13 Para. 2 LWoFG.
With an occupancy period of 30 years, a repayment subsidy of up to 45% - corresponding to EUR 572,332.50 - can be claimed. The loan is reduced by this amount after completion, settlement and proof of proper occupancy. The interest rate is 1 % with a fixed occupancy rate of 30 years and the rent is EUR 7.45/m² with an annual increase of 1.75 %. Additional rent may be charged for kitchens and parking spaces.
If a subsidy is granted with the income limit + 60%, the basic subsidy is EUR 2,100 per m² of eligible living space - equivalent to EUR 875,700. A repayment subsidy of 30% - corresponding to EUR 262,710 - can be claimed here. The loan is reduced by this amount immediately after completion, settlement and proof of proper occupancy. The rent for this subsidy is EUR 8.45/m² with an annual increase of 1.75 %. Additional rent may be charged for kitchens and parking spaces. We assume no liability for the amount and granting of public loans.
