The house, which has grown over the years (1st construction phase 1954, second construction phase 1968, additional garage 1987, remodeling of commercial unit 2000), is constantly maintained (e.g. new gas heating 2011, new front door and commercial entrance 2015). Fitted kitchens are available in all three apartments. Built-in cupboards from the construction period have been preserved on the upper floor.
Windows were largely replaced in 1984 (plastic windows), otherwise no energy-efficient renovations have been carried out.

Our house is located in Ditzingen, a charming town in the district of Ludwigsburg in the Strohgäu.
Ditzingen is characterized by a harmonious mixture of urban flair and scenic beauty. The range of clubs and cultural activities on offer is diverse. The town center of Ditzingen with all its infrastructure (kindergartens, primary and secondary schools, sports clubs, shopping facilities, restaurants, weekly market... ) can be reached on foot in just a few minutes.
Ditzingen is located about 10 km northwest of Stuttgart and 12 km southwest of Ludwigsburg and offers excellent connections to both cities and the surrounding area via the A81 highway and the S-Bahn S6.

In addition to the loft conversion, there is a building reserve of approx. 220m2 living space for an extension in the garden. The building rights are secured by the existing development plan. In response to a non-binding inquiry from the architect, the city of Ditzingen has already confirmed that such an extension is eligible for approval.
For tax reasons, the house was divided according to WEG (two sub-units: Commercial unit as partial ownership, residential building as condominium ownership). However, both parts are being sold and the WEG can be dissolved without any problems.
The house is currently partially rented, but can be handed over rent-free on 01.01.2026.
