As evening slowly falls, bathing the sky in soft shades of gold and red, the open fireplace in our living room envelops you in cozy warmth. And in our private sauna in the fully developed basement, you can literally shake off the stress of everyday life and recharge your batteries while nature comes to rest outside.

## With love and heart - Our story

We, the owners, have lived in this house since 1978 - it has been the heart of our family for 47 years. In all this time, we have experienced countless special moments: from joyful celebrations in the cozy living room to quiet, inspiring mornings in the conservatory.

> "Our motivation was always to create something special for our family. The sauna, the roof extension and the conservatory were projects that we put our heart and soul into ourselves, because otherwise we wouldn't have been able to afford them. The adjacent forest used to be a huge adventure playground for our children, but today we have a network of dear friends and neighbors here. It's a place where we can gaze at the starry sky and occasionally even watch bats. But as we get older, maintaining the large garden and walking to the village center becomes increasingly challenging. So, out of common sense, we decided to make a new start - with the hope that people will lead as fulfilling a life here as we did."

We have created a small natural paradise on 700 m² - with winding paths, colorful flowerbeds, a spacious terrace and a rippling pond. Here you can relax every day and forget the stresses of everyday life.

The flickering glow and the pleasant warmth of the fireplace have brought us together countless times and created memories.

The house dates back to 1978 and has solid Poroton block insulation. Thanks to over €133,000 in investments (from the conservatory extension to the kitchen, which was renovated in 2005, to the efficient heating technology in 2015), it combines the charm of the past with the security of a solid building fabric. Charming original elements such as the retro bathroom or the wood paneling also offer scope for your individual style.

**Future-proof heating technology:**
The Buderus condensing heating system (energy index A) is already designed for synthetic heating oils (eFuels) and can be operated via app control. In addition, there are three 1,500-liter oil tanks with the "OilFox" radar level gauge - so you always have your consumption data in view.

## Picturesque location - nature and proximity to the city combined

**Quiet Jesteburg:**
Our home is in a quiet residential area, nestled in green surroundings that invite you to go for a walk, cycle or jog. The nearby Klecker Forest was once our adventure land and is still a place of recreation and ideal for observing the starry sky and even bats.

**Village center within walking distance:**
Stores, daycare centers, schools and sports facilities are in the immediate vicinity. The active village life in Jesteburg offers numerous festivals, committed clubs and a warm community.

**Buchholz in 10 minutes:**
In just 10 minutes you can reach the lively small town of Buchholz - with its "Empore" theater, diverse shopping opportunities, specialist medical centers and a modern hospital.

**Hamburg in 30 minutes:**
Whether by car or with the Metronom - the Hanseatic city is within easy reach. Jesteburg is a fantastic alternative to the expensive, densely built-up residential areas of Hamburg, especially for commuters and culture fans.
