Thanks to the core refurbishment we carried out between 2012 and 2017, the Alter Südhof has energy efficiency class C, has been completely renovated, biologically tested and optimized, has bedrooms in the main house (apartment 1) that are shielded from low- and high-frequency radiation and have "mains isolators". In the main house and in apartment 3, the loft, we have installed high-quality wood-aluminum triple-glazed windows. Everything has been renovated and built to the highest standard in terms of craftsmanship and building biology, as we have accompanied the entire process in detail in the selection of the craftsmen and our own expertise, or have carried it out ourselves and with a lot of passion. We also installed all new pipes (electrical, water and heating pipes) and the heating system. We only used high-quality natural materials (e.g. oak floorboards). There is no carpeting, plastic flooring or wallpaper in the entire property. We have uncovered a beautiful old terrazzo floor in the entrance area underneath some bad tiles and had it refurbished by a specialist. The heating is designed for different energy sources. We currently use gas with solar support (solar panels are on our roof). The heating system can also be operated with the existing wood gasification stove (firewood or pellets).

The 192 sqm light-flooded attic loft was developed by ourselves with the highest standards of energy efficiency and well-being. All windows in the sloping roof are fitted with sun blinds and blackout blinds. All vertical windows are fitted with fly screens and complete ventilation is possible. The loft has a wonderful sauna with a sloping roof and its own skylight. The loft can also be rented or used as a complete apartment with sauna. The special feature of the constellation with the residential building is that the loft can be rented either with or without the office on the first floor. The three guest WCs on the ground floor are located directly in the entrance area of the loft on the ground floor and can be locked so that they can also be used (exclusively) for the residential building (apartment 1). Flexibility for different forms of use was important to us in the planning.
Apartment 2 with its own entrance is a completely independent residential unit with its own garden section and has no view into the garden of the main house. This unit is therefore very easy to let. Since the first floor (with WC, shower, kitchen, bedroom and living room) is barrier-free (only one step into the entrance would have to be fitted with metal sheets), it can also be used by older generations. Borstel is a village of 130 souls in the middle of Schleswig-Holstein, between the seas. By car you can reach Hamburg main station in approx. 45 minutes and Kiel in 30 minutes. From here you can use either the A7 or the A23 to drive to Hamburg.
