Existing building:
The existing single-storey building with basement is in need of complete refurbishment and can be converted and extended with an annex; alternatively demolition and new construction
-The building is still in the condition in which it was built (1956-1964); apart from a modernization of the heating system, no further renovations or modernizations have been carried out.
-The brickwork consists of TVG bricks (30 cm thick) in the basement and lattice bricks (30 cm thick) on the ground floor. The ceiling structure consists of a reinforced concrete ceiling above the basement and a wooden beam ceiling above the ground floor. The windows are single-glazed.

In the case of a conversion or new build, the following requirements apply in accordance with development plan no. 50 of the town of Hofheim am Taunus from 2001 and the amendment made in 2005 (see link below):
-The number of residential units per building is limited to 1
-Buildings with a maximum floor area of 150 square meters per construction window
-Maximum floor area 260 sqm, including one full floor
-Top building edge (ridge height) limited to a maximum height of 7.5 m; the perpendicular height of the outer wall on the valley side is decisive

Hofheim am Taunus is the district town of the Main-Taunus district and has around 41,000 inhabitants and consists of the town center and six districts. It is located on the Taunus slope between Frankfurt and Wiesbaden, with forests covering 40% of the town's area and therefore has favorable climatic conditions.
With very good connections to the national transport network, the distance to the city centers of Frankfurt am Main, Wiesbaden and Mainz as well as Frankfurt Airport is only about 20 kilometers. Hofheim has highway connections to the A 66 (Wiesbaden - Frankfurt) in the immediate vicinity, including one connection in the direct vicinity of the Wiesbadener Kreuz junction with access to the A3.
