Individual family home in Schäftlarn with garden, PV system and carport - from private owner
82069 Schäftlarn (Hohenschäftlarn) – BayernAre you looking for something individual? Do you want plenty of space for the whole family?
A former two-family house with the character of a farmhouse, renovated to a high standard and combined into one unit, is waiting for you as the new owner.
This family-friendly house with views over the fields is situated in a quiet,
idyllic location of Hohnschäftlarn. The S-Bahn (S7) can be reached on foot in just under 5 minutes, the B11 to Pullach or Wolfratshausen in 300m and the A95 Garmisch/Munich junction in just under 5 minutes.
The charming, two-storey L-shaped house has a low-maintenance south-east-facing garden and, with approx. 185 sqm of living space and approx. 55 sqm of usable space, offers enough room and individual design freedom for creative living and working, even for larger families (4 bathrooms!). The plot area is 599 sqm.
Complemented by the two outbuildings with workshop and shed, there are numerous possibilities for your individual needs, be it as a work area, hobby room or storage space. In the beautifully grown, natural garden with fruit trees, raised beds and many flowers and shrubs, you can enjoy nature and spend unforgettable moments with family and friends.
In front of the house is a new solid wood carport with 2 parking spaces and a wallbox for electric cars; if required, the paved area in front offers space for 2 more vehicles.
From the living/dining room and the Bangkirai terrace, you have an unobstructed view of the adjacent green meadows in the direction of Ebenhausen.
Since taking over the house in summer 2018, we have attached great importance to modern building services and installed new ones: a modern, efficient gas heating system, underfloor heating, fiber optic connection and a very high level of electricity self-sufficiency thanks to an 18 KWp photovoltaic system with 10 KW storage and wallbox.
We have spent many wonderful years in the house and in Schäftlarn and have felt very much at home. In summer 2025, we will be moving to another part of Bavaria for work reasons.
We expect to be able to move into the property from the end of June.

Main building:
We extensively renovated the southern part of the building (built in 1958) after 2018 and fitted the rooms on the ground floor and first floor with oak parquet flooring or country house floorboards and also underfloor heating on the ground floor. The living room was connected with the dining room and new kitchen and now offers the attractive center of the house with approx. 35 sqm.
In addition to the living/dining room and kitchen, this part of the house has a newly designed bathroom with bathtub, a laundry room and a pantry on the ground floor, and a gallery, a bedroom with walk-in closet, a children's room, a new shower room, a storage room and a converted niche for bed linen/clothes on the upper floor.
Note: The room heights are approx. 2.35 m
The northern part of the building (built in 1914) is completely clad in larch wood, creating a country house atmosphere. Here, too, the rooms are fully fitted with parquet flooring (matt lacquered or oiled), some with the original floorboards from 1914 and some with white wooden ceilings.
On the ground floor with separate entrance door there is a large room on the right and on the left a versatile open area (currently an office with new kitchenette) and a shower room with natural light and a practical alcove. On the upper floor there are two further (bedroom) rooms, a shower room with natural light and built-in shoe and clothes cupboards.
Note: The room heights are approx. 2.30 m on the ground floor and approx. 2.03 m on the top floor!
Energy consumption: All consumption values are available. Gas energy consumption in the last 3 years is approx. 100 kWh/sqm. (energy class C)
Outbuilding:
Workshop / stable, built in 1914, approx. 13.5m²
Extension woodshed with hayloft, built in 1958, approx. 15m² plus hayloft
