We are selling our detached house in Tornesch. It is centrally located, yet quiet due to the rear development.
The Tornesch train station is a 10-minute walk away, a supermarket is 8 minutes away, the kindergarten is 5 minutes away and the elementary school is 2 minutes away.
The house was built in 2011 by the company Heinz von Heiden with a living space of 145.69 sqm on a plot of approx. 600 sqm. The main plot accounts for 534sqm and an additional ½ co-ownership share of the 133sqm driveway.
The house is at a very good energy level (KfW 55 standard). It was built with a thermal insulation composite system, contains triple-glazed plastic windows, a ventilation system with heat recovery, solar collectors for water heating and a PV system (glass/glass) with battery storage (10kWh), which was only installed in 2023. In addition, the entire ground floor and the bathroom on the upper floor are heated with underfloor heating. The bathroom on the upper floor also has a towel radiator.

The kitchen is open to the living/dining area, but can be partitioned off with sliding doors. The living/dining area is spacious and provides cozy warmth in winter thanks to the fireplace.
The spacious garden, which faces south-west, includes low-maintenance flower beds, a garden pond with waterfall (currently fenced), a glass patio roof with electric awning and sliding glass doors on 2 sides to extend the garden season. There are also 2 garden sheds with solid foundations to store bicycles, garden accessories, barbecue etc.
The car(s) can be parked in front of the house in the carport (plus another parking space next to it). E-cars can be charged here in conjunction with the PV system. If a third parking space is required, the glass roof on the side of the house can be used as a carport.
