Like the adjacent buildings facing Kärntner Strasse, the beautiful clinker brick façade of the building is protected as an ensemble (not a listed building!). The roof was insulated and re-roofed in 2017.
There are three bedrooms inside, with one of the rooms being slightly larger and ideal as a living room. The rooms have all been renovated and are in good to very good condition without any necessary renovation measures. The bathroom was extensively renovated in 2022 for over 20,000 euros and is in excellent condition with a large walk-in shower and double washbasin. The WC is separate. All rooms have windows.
Only the kitchen has largely served its purpose and is in need of renovation.
From the kitchen there is access to the veranda with a beautiful view of the garden. This is used jointly by the owners for growing vegetables, relaxing or even for a garden party. There is also a tool shed for communal use.
There is also a cellar room, a laundry room and a bicycle shed. Finding a parking space for your car is no problem in the immediate vicinity.
Heating is provided by a gas central heating system, and the domestic water is heated directly in the apartment by a very efficient electric boiler from 2020 (advantage: no hot water pipes for domestic water, so no legionella testing).
Overall, the house community is harmonious. The property is managed by one of the owners herself, which saves on ancillary costs and speeds up processes. A new front door was installed in 2024 and the stairwell was completely renovated.
A basement room with a window also offers enough storage space for anything that doesn't fit in the apartment.
The apartment is currently rented to a 3-person shared flat. The rental income amounts to approx. 1,550 euros cold. The tenancy agreements expire at the end of August.

The house is located in a cul-de-sac free from through traffic.
The location is the great advantage of the property: close to public transport (U6, U13, U16 - 11 minutes to the main station or one stop to the Feuerbach S-Bahn station (S4, S5, S6), shopping facilities, restaurants and Stuttgart's largest grammar school as well as other educational institutions - and yet quiet. The fairground on one side is rarely used and is occupied for the foreseeable future by an air dome of the grammar school, on the other side it is also very quiet due to large gardens, but development towards Wilhelm-Geiger-Platz. If you lie in the garden in summer, you don't notice the hustle and bustle that takes place just a "block" away.
